Ryan Companies US, Inc. has an immediate career opportunity for a Director of Preconstruction to join our team in Phoenix, Arizona!

This position will interface with Regional Leadership, other Ryan regional offices, Virtual Design and Construction, Sector Leaders, Marketing, Information Technology, vendors and related industry groups. The DOP will report to the VP of National Preconstruction and will maintain matrix relationships with the Regional VP of Ops, VP of Project Development, and Directors of Construction within the region. Regional Preconstruction Managers, Estimators and related roles will be direct reports.

Some things you can expect to do:

  • Provide the leadership, guidance, training, platform, controls and monitoring for preconstruction, estimating, and project management staff to consistently perform pursuit, preconstruction, estimating, and procurement across the region.

  • Manage/facilitate in all project delivery methods and procurement strategies.

  • Manage/facilitate the planning and design phases on select building projects that will ultimately bring value to our customer and maximize our profit.

  • Communicate the value of preconstruction/design management services on project pursuits

  • Maintain accurate historical cost data and current market information

  • Create accurate conceptual estimates

  • Make effective and convincing formal sales presentations to prospective customers

  • Play a significant role in developing relationships with the Architectural community and clients with an eye towards providing design/build level preconstruction services.

  • Review and provide feedback on project estimates created by the project managers. Provide direction for understanding project scope, market pricing, and available resources

  • Raise the level of preconstruction services delivered on projects by preconstruction and project management staff by:

  • Promoting and continuously improving the use and best practices surrounding DESTINI Estimator, as Ryan's estimating platform

  • Providing templates, tools, and processes to accurately scope, schedule and budget during the preconstruction phase of projects

  • Demonstrating effective design-management skills and supporting materials (ex., Design Scope/Estimate Log)

  • Developing and maintaining cost history, and current market data, with various levels of detail to support accurate estimating from the conceptual to detailed level.

  • Developing and implementing procurement strategies and supporting materials

  • Consistently implementing pursuit best practices

  • Training to support the items above

  • Promote Design-Build and IPD project delivery methods internally and externally.

  • Promote competitive pricing and procurement strategies.

  • Provide continuing education in building systems

  • Sell the value of preconstruction/design management services on project pursuits

  • Help to balance/leverage workload across the region for Preconstruction and Estimating staff

  • Share best practices and lessons learned with other regions and groups

  • Identify, define, and manage positions that are needed regionally for Preconstruction and Estimating

  • Assesses and promotes professional development for direct reports

  • Implement, and hold team accountable to, regional and national goals and initiatives

  • Assume primary responsibility for ongoing formal and informal training and mentoring design management, estimating, document quality and procurement skills of regional team.

  • Work with regional leadership in business development and relationship management.

  • Guide preconstruction to manage from a comprehensive preconstruction schedule, design from a detailed estimate, optimize building systems, embrace enhanced design and deliver well-coordinated design documents.

To be successful in this role, you must have

  • A bachelor's degree in Construction Management or Engineering, and a minimum of 12 years in the construction industry with a combination of both Preconstruction and Execution experience.

  • A wide variety of product type experience is preferred.

Eligibility:

  • Positions require verification of employment eligibility to work in the U.S.

Compensation:

The annual salary range is $149,800- $187,250 per year . The salary may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills, and abilities. Position may be eligible for additional compensation that may include commission and/or an incentive program.
