Description

Lutheran Social Services of WI and Upper MI (LSS) is looking for a dedicated and passionate Property Compliance Specialist to join our Maintenance team! This position works in the community and with properties owned/operated by LSS. Our maintenance team provides the skilled property maintenance experience to keep our buildings up to date, safe for residents, and compliant with various regulations.

The Property Compliance Specialist will have direct responsibility for coordinating and overseeing duties related to property services management including but not limited to landscape, curb appeal, community room appeal, building cleaning, inspection prep, and code compliance. This position will serve as a resource and coordinate work with Occupancy Specialists, Building Service Workers and the Maintenance team to focus on compliance of our buildings.

As a property compliance specialist you will:



  • Serve as a representative of the agency and the properties/programs to internal and external customers. Establishes and maintains appropriate relationships with stakeholders.
  • Assume overall and direct responsibility for ensuring property appeal and code compliance. Works independently as well as with property management, maintenance and supervisory staff to address concerns in a consistent and timely manner.
  • Work as a collaborative team member to support the Business Unit and Continuum of Care model.
  • Coordinate and work with team members to set goals to ensure all properties are kept to HUD and LSS standards.
  • Perform direct service related to physical upkeep of each community; including ensuring the property is free from trash and debris, landscaped areas are free of weeds, and common areas are clean, inviting, and well maintained.
  • Perform direct service at properties including lawn mowing by push and riding mower, blowing, trimming, edging and tree trimming.
  • May perform minor and routine repairs within units and common areas.
  • Oversee and work with team members to enhance property safety and security including but not limited to testing of fire alarms, smoke detectors and emergency lighting.
  • Maintain a working knowledge of HUD, REAC, WHEDA and local code expectations related to the physical property.
  • Establish and maintain ongoing positive relationships with community, stakeholders, co-workers and residents
  • Negotiate, maintains, nurtures, and develops contacts and proposals with/from vendors as it relates to building services and landscape needs.
  • Coordinate and assist with preparation in facility inspections; both internal and external
  • Coordinate and assist with apartment inspections as assigned
  • Create and participate in the implementation of maintenance procedures and standards for the facilities
  • Ability to carry out special and general assignments including but not limited to organization of material and the development of procedures
  • Work as part of a collaborative team
  • Perform other duties as assigned

Qualifications

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION AND/OR EXPERIENCE:

Graduation from high school or GED equivalency, Associate degree preferred. Three (3) years of work experience involving general repairs and maintenance to buildings and grounds. Considerable knowledge of HUD and other Property Management preferred.

CERTIFICATES, LICENSES, REGISTRATIONS:

The incumbent of this position must have a valid driver's license and have reliable transportation to perform the essential duties of the role; a motor vehicle check (MVR) with a satisfactory driving record per the LSS Driver Safety Procedure is required, and ability to meet LSS auto insurance requirements.

LANGUAGE SKILLS:

Ability to communicate both in verbal and written format, effectively and efficiently in job. Ability to read, write, analyze, and interpret to complete required documentation by established timeframes. Ability to communicate effectively, orally and in writing in order to write reports on behalf of the agency. Ability to establish and maintain effective working relationships with residents, co-workers, and others.

COMPUTER SKILLS/TECHNOLOGY:

Working knowledge of computers to allow employee to access computer systems and applications to complete timecards, read and respond to email, and complete required on-line training.

  • The employee of this position works primarily outdoors. When traveling on company business, the employee will be exposed to outdoor weather conditions and may be exposed to household allergens while at work sites.
  • The noise level in the work environment is usually moderate.


TRAVEL: Daily travel may be required between locations. Occasional State-wide travel for agency/program meetings or conferences.
