Position Summary

Under the direction of the Hospital Zone (HK) managers and or HK Superintendent, perform the full range of journey level functions of a Steam Operating Engineer in the Ronald Reagan UCLA Medical Center (RRUMC), Center for Health Sciences Complex(CHS), Peter Morton Building (200 Medical Plaza), 300 Medical Plaza, Tiverton Guest House, Wasserman Building, and the West Medical Building. Incumbent inspects, services, maintains, repairs and/or installs major and auxiliary equipment to include chillers, domestic and hydronic hot water heaters, expansion valves, motors, fans, pumps, controls, hermetic and semi-hermetic compressors and other specialized HVAC equipment to achieve maximum performance and efficiency of operation. Inspect operating controls, safety controls and all related auxiliary equipment for obvious damage, signs of deterioration and need of replacement to ensure safe, correct, and accurate operation. Submit trouble tickets to supervisor, complete material transfer forms, maintain recordkeeping of hours worked on each job. Assist with developing and reviewing estimates. Prepare accurate written reports and maintenance records for use in the preventive maintenance program and for Joint Commission and Department of Health Services reports. Interact with staff, management, and the campus community in an effective and diplomatic manner. Clean-up job site and assure good safety practices are observed on the job site and that tools and equipment are used with caution. Responsible for communicating job-related problems to appropriate supervisory levels in order to resolve on-site job concerns. Other duties as assigned.

Qualifications

  • Working knowledge of functions, operation, and servicing procedures for various HVAC, steam condensate return, vacuum, medical gas distribution, water treatment centrifugal refrigeration, water conditioning, pumps, piping, steam turbines, emergency generators, motor air compressors, and auxiliary equipment. (Required)
  • Ability to maintain, service, and operate various heating and ventilating equipment, large tonnage chilled water manufacturing equipment, distribution system. (Required)
  • Ability to read project specifications, blue prints, and technical trade related manuals and write basic English phrases to complete reports, forms, and job status that are accurate and easy to comprehend. (Required)
  • Skill and experience in performing maintenance tasks (preventive maintenance and repairs) on distribution systems which are continuously monitored by critical alarms, e.g., fire, gases, and critical fans. (Required)
  • Skill in reading and interpreting schematics and technical instructions related to the trade in order to comprehend written work instructions, equipment operating instructions, and/or other documents related to the job functions. (Required)
  • Skill in analyzing information concerning the efficient/economical operation of heating, ventilation, and refrigerating and air conditioning equipment in order to complete reports and/or make recommendations. (Required)
  • General knowledge of: related equipment, computerized state of the art technology, e.g., temperature controls, HVAC fan, filtration, systems, dampers, chillers, heat exchangers, and equipment cooling; specialized filtration and critical air balance systems, e.g., high efficiency particulate filter pathogen-free and biocontainment. (Required)
  • Ability to: adjust and repair major and auxiliary equipment, e.g., temperature, pressure, appropriate water treatment equipment, humidity, etc; operate trade-related hand and power tools, including achievement of operational level skills. (Required)
  • Working knowledge of UBC, OSHA and ADA requirements as it relates to the trade. Ability to recognize discrepancies of ADA and Fire/Life Safety Codes at each job and report to supervisor; standard safe work practices. (Required)
  • Ability to: use oral communication skills to obtain or convey clear, concise, and grammatically correct information; work independently and follow through on assignments; consistently report to work on time and prepared to perform duties of the position; work various shifts and overtime and weekend as needed. (Required)
  • Working knowledge of basic algebra concepts and principles sufficient to understand and apply basic trade formulas. Skill in mathematical calculations sufficient to prepare budgets, estimates, reports and projects to monitor project costs. (Required)
  • Working knowledge of asbestos removal. (Required)

  • Education, Licenses, Certifications & Personal Affiliations

  • Other Type of Degree Successful completion of a certified 4-5 year apprenticeship program or equivalent. (Required)
  • Possession of Los Angeles Unlimited Stationary Engineer's Endorsement License. (Preferred)
  • Possession of Universal EPA 608 Technician Certificate. (Required)
