The Senior Construction Project Manager is a critical leader responsible for end-to-end delivery of a portfolio of complex, multi-site construction projects from pre-development through closeout. Reporting to the Director of Construction, this role provides strategic planning, financial governance, and cross-functional leadership to ensure projects are delivered safely, on schedule, and within approved budgets while meeting operational readiness and brand standards. The Senior Construction Project Manager serves as the primary escalation point and executive-facing communicator for assigned projects, driving alignment across design, procurement, operations, and external partners. This position is accountable for budget and milestone performance, contract and risk management, maintenance of accurate project data and records, compliance with contractual and regulatory requirements, and continuous improvement of construction delivery processes and vendor performance.

Owns and is accountable for all scope required for successful delivery of complex construction projects and/or a program of projects, including feasibility inputs, budgeting, planning, design management, FF&E procurement strategy, and infrastructure/utilities coordination. Leads the integrated master schedule across general contractor milestones, permitting, utilities, fixturing/equipment delivery and installation, and vendor-provided systems; proactively identifies long-lead materials and critical path risks and drives mitigation plans. Establishes clear internal stakeholder deliverables (design, equipment, operations readiness, IT/security, EHS) and drives accountability for actions that impact cost, schedule, and opening readiness. Primary point of contact and escalation owner for leadership and operations throughout the construction lifecycle; provides concise executive-level communication, decision support, and timely issue resolution. Leads procurement planning and governance for critical equipment and systems (e.g., walk-in coolers/freezers, electrical gear, lighting packages, camera/security, signage, water treatment, hoods/exhaust, generator/life safety, controls, refrigeration), including vendor selection, scope alignment, and delivery/installation coordination. Leads construction administration and contract management including negotiation support, baseline schedule development, RFI/submittal governance, change management and cost forecasting, pay application review, risk/claims avoidance, and accurate project closeout documentation. Directs and performance-manages design consultants, general contractors, and equipment vendors to ensure adherence to contract requirements, safety and quality standards, and company expectations; develops and maintains strong vendor relationships and accountability mechanisms. Leads the sourcing/bidding process from RFP development through recommendation and award; evaluates proposals for scope alignment, risk, schedule feasibility, and total cost of ownership. Ensures task orders/authorizations are executed prior to work, and that pay applications are reviewed and processed accurately and on time in accordance with contract terms. Chairs and facilitates key project forums and site activities, including plan reviews, bid reviews, weekly OAC meetings, safety/quality walks, punch/commissioning activities, turnover inspections, closeout, and 11-month warranty walks. Delivers weekly project/portfolio status reporting, including progress vs. baseline, 3-week look-ahead, cost-to-complete forecast, RFI/change log health, safety/quality observations, site photos, decisions required, and escalation of risks to budget, schedule, or operational readiness.
Qualifications
8+ years of progressive experience in construction project management required, including leading complex, multi-site projects and managing budgets, schedules, and contract/change processes through closeout. Preferred experience in the petroleum industry and building retail/restaurant facilities, including coordination of specialized systems and regulatory requirements. Deep knowledge of retail and food service equipment, fixtures, building systems, and infrastructure, with the ability to translate operational requirements into executable scopes. Ability to lead multiple concurrent projects with strong prioritization, clear communication, and disciplined follow-through; mentors others on project controls and best practices. Proven leadership of design development through construction documents; ability to challenge scope, drive value engineering, and ensure bid document quality and constructability. Advanced planning, estimating, and scheduling capabilities across multiple concurrent projects and stakeholders. Strong contract administration and change management skills, including negotiation support, claims avoidance, and disciplined documentation practices. Strong understanding of project controls, including the proper use of work orders, priorities, schedules, and change management to maintain governance and audit-ready documentation. Expert ability to develop, defend, and manage construction budgets, including contingency strategy, cost-to-complete forecasting, and variance analysis. High standards for accuracy, documentation, and accountability; dependable, solutions-oriented, and able to lead through ambiguity while supporting a strong team culture. Excellent written and verbal communication skills, including the ability to present clearly to executives and facilitate decisions with cross-functional teams and vendors. Works productively under time constraints with a strong sense of urgency; anticipates issues early and drives timely escalation and resolution. Ability to coach and influence cross-functional partners and vendors, aligning teams around clear decisions, priorities, and outcomes. Advanced proficiency with Microsoft Excel (budget models/forecasting), Word, and PowerPoint. High proficiency with project controls tools (e.g., MS Project) and collaboration/document systems (e.g., Procore, Smartsheet, SharePoint) to drive standard reporting and audit-ready records. Valid Driver's License.
Pay Range
$118,300.00 - $177,400.00
The pay range for this position is outlined above. The final amount offered at the start of employment is determined based on factors including, but not limited to, experience level, knowledge, skills, abilities and geographic location, and the Company reserves the right to modify base salary at any time, including for reasons related to individual performance, Company or individual department/team performance and market factors.
