Position Summary:

The Commercial Loan Operations Specialist supports the commercial lending portfolio by performing loan servicing, documentation validation, collateral management, and compliancedriven operational tasks. This role ensures accurate loan boarding, maintains financial and collateral tickler workflows, administers insurance and tax escrows, and processes complex servicing transactions. The Specialist provides critical support to Loan Officers, Portfolio Managers, and auditors, helping ensure regulatory readiness, data integrity, and consistent, highquality service throughout the commercial loan lifecycle.

Essential Duties and Responsibilities:

Maintains current knowledge of policies, procedures, and regulations; stays updated on TDECU documentation and product requirements.

Performs quality control review of closed and booked commercial loans to ensure accurate translation into the Core system based on loan documentation and approval.

Identifies exceptions in commercial loan approval and closing processes, determines root causes, recommends corrective actions to resolve deficiencies, and implements operational improvements to reduce exceptions.

Prepares and presents detailed exception reports to management, highlighting errors and deficiencies, and collaborates on implementing corrective measures. Ensures compliance for property tax and insurance tracking programs by initiating communication with borrowers regarding non-compliance, implementing adjustments for property tax escrow and insurance escrow, and executing the establishment, reconciliation, refund processing, and disbursement of escrow accounts.

Executes loan servicing transactions, including multi-advance structures, principal curtailments, renewals, modifications, and extensions, ensuring all related documentation approvals, and system changes are processed accurately and timely.

Processes member transactions and service requests such as payments, payment corrections, account maintenance, statement research, and issue resolution.

Familiar with documentation preparation system.

Partners closely with Commercial Loan Officers and Lending Assistants to execute and monitor complex loan structure and ensure loan covenant requirements are processed and monitored appropriately.

Prepares, audits, and finalizes loan closing packages by interpreting approved credit memos and commitment letters, coordinating with stakeholders, and ensuring precise loan setup and booking in the core system.

Prepares and reviews weekly delinquency and loans maturing reports, communicating with loan officers, and portfolio managers concerning findings.

Processes member transactions and service requests such as payments, payment corrections, address changes, statements, and general research. Perform audits of the commercial real estate loans eligible for pledge to the Federal Home Loan Bank (FHLB).

Manage borrower escrow compliance for property taxes and insurance, initiating borrower communication on deficiencies, conducting escrow analyses, and managing timely and accurate establishment, reconciliation, refunds, and disbursement of escrow accounts.

Prepares funding and wire instructions with meticulous attention to risk controls, ensuring proceeds are released only when all compliance conditions are fully satisfied and properly documented.

Ensures collateral perfection and releases are executed without error, including closely monitoring the lien filings at origination, validating the accuracy of UCCs and real estate recordings, and preparing and processing releases at payoff to minimize liability and maintain regulatory compliance.

Manages documentation stacking and file requirements set by the FHLB. Responsible for meeting minutes for various department meetings.

Assists Commercial Operations Management in gathering requested information to prepare for internal and external regulatory exams.

Minimum Qualifications:

Education:

Associate's degree in business or finance related field or an equivalent mix of education and experience required.

Experience:

  • Minimum 2 to 3 years of Commercial C&I and real estate loan servicing, or job-related loan servicing experience preferred, including familiarity with member service and analyzing business needs.

  • Experience with loan documentation preparation and review, loan servicing and payments, compliance management, escrow administration, and insurance tracking.

Knowledge, Skills, and Abilities:

  • Knowledge of core banking systems and their functionalities related to loan operations.

  • Ability to work both remotely and collaboratively and maintain efficiency in either environment.

  • Strong working knowledge of relevant software including Microsoft Office, Word and Excel.

  • Strong interpersonal communication skills and ability to establish and maintain professional communication within the team.

  • Fluency in English and Spanish a plus.

  • Our company offers a dynamic hybrid work arrangement, which requires three days of on-site work. Our retail roles are required to be onsite at the branch locations.
