Osaic has returned to the office on a hybrid schedule requiring a minimum of 4 days weekly in the office. Applicants should be located at one of our hubs listed above and must be willing to work this schedule.
Salary: $135,000 - $155,000 per year + annual performance based bonus
Actual compensation offered will be determined individually, based on a number of job-related factors, including location, skills, licensure, experience, and education.

The Director of Real Estate & Facilities is responsible for developing and executing Osaic's real estate strategy while ensuring our real estate portfolio supports productivity requirements, culture, safety, and delivers operational excellence with facilities management. This leader oversees the full lifecycle of real estate activities-including site selection, leasing, portfolio optimization, facilities management, office services, and workplace experience. The Director partners closely with Finance, HR, IT, Legal, Procurement, and senior business leaders to align physical workplace solutions with organizational needs and long term space utilization objectives. This role requires strong strategic planning abilities, operational expertise, and a customer focused approach to managing Osaic's office footprint.
Bachelor's Degree from accredited university in Business Administration, Real Estate, Facilities Management or related field, High School Diploma or equivalent (GED) is required.
Responsibilities:
Develop and implement Osaic's long-term real estate strategy to support business growth, workplace planning, alignment with business requirements, and cost efficiency. Proactively manage real estate portfolio planning, including expansions, consolidations, relocations, and space utilization with growth or downsizing. Direct and manage the overall lease life cycle with new leases, termination dates, renewals, partnering with business owners, legal, and procurement. Lead site selection, due diligence, market assessments, and business case development for new locations or relocations. Lead new lease negotiations, renewals, terminations, to ensure our standards are incorporated and we achieve maximum value . Manage landlord relationships as well as our real estate broker relationships effectively Develop and manage our processes to ensure alignment with business requirements, transparency and visibility on status, proper time frames are met or exceeded, and proper collaboration with all stakeholders are achieved. Monitor and analyze real estate market trends to guide decision making. Partner with Finance to create an annual budget, forecast real estate costs, capital expenditures, and budget performance. Oversee day-to-day operations, maintenance, and repairs of all Osaic office locations, ensuring safety, security, reliability, compliance, and ahigh quality workplace experience. Develop and ensure preventative maintenance programs, building management systems, and service level standards meet expectations. Lead facilities services and managed partners with office services including reception, mailroom, vendor management, parking, security, maintenance, and the like. Ensure consistent facility standards across all sites, including cleaning, furniture, signage, and space planning. Develop and demonstrate emergency plans, business continuity practices, and workplace safety standards are met. Lead planning, budgeting, and execution of construction, renovation, and workplace improvement projects. Manage required third party providers such as architects, general contractors, engineers, and internal stakeholders across project lifecycles. Develop standards for workplace designs, space planning, furnishings, and technology for consistency across our portfolio. Create an engaging workplace environment that reflects Osaic's culture and supports modern ways of working. Partner with HR, IT, and business leaders to deliver seamless onsite experiences for employees and guests and service delivery. Communicate key updates, risks, and recommendation to management. Monitor and report on portfolio metrics, service delivery performance, budget performance, and issue management performance. Select and manage external vendors, contractors, architects, and service providers. Ensure projects are delivered on time, within scope, and aligned with budget. Ensure compliance with building codes, health and safety standards, and environmental regulations. Manage insurance requirements and risk mitigation strategies for all office locations.
Basic Requirements:
10+ years of experience in real estate, facilities management, workplace operations, or corporate services. 7 years in a leadership role Strong knowledge of real estate transactions, lease administration and negotiations, office operations, and facilities best practices. 7 years experience managing workplace strategy in a multi site corporate environment with more than 75 locations. Proven ability to lead projects, negotiate contracts, and manage vendor relationships. Excellent communication, budgeting, and organizational skills. Ability to travel to Osaic office locations as needed. 7 years experience and acumen with real estate and facilities systems and workflows Proven project management experience. Stakeholder management with strong change management experience.
Preferred Requirements:
Master's degree in Business, Real Estate, or related discipline. Professional certifications (e.g., FMP, FMC, , , or PMFP, QPCR, MCR). 15+ years experience in real estate, facilities management, workplace operations 15+ years Experience supporting hybrid workplace models and workforce experience initiatives. 10+ years experience in financial services, professional services, or similarly regulated industries. 10+ years with demonstrated success driving cost optimization and operational efficiency across office portfolios. 10+ years experience managing construction, tenant improvements, or large scale build outs.
