We have an exciting career opportunity for a Director of Real Estate Development-Industrial to support the full lifecycle of Speculative and Build-To-Suit industrial development projects, with a primary focus in the Southeast Region (Florida, Georgia, Tennessee, Carolinas). Reports to EVP, Spec Industrial Development and support the Industrial Development Team.

Some things you can expect to do:

  • Assist with all aspects of the development project lifespan, including but not limited to underwriting, market research, due diligence, entitlements, design, construction, leasing, and project sales.

  • Perform advanced modeling and valuation analysis for development projects.

  • Support the team in evaluating potential development sites, including but not limited to project costs, environmental issues, site constraints, local municipality code, impact and permit fees, and market data.

  • Modify and analyze the financial proforma and underwrite the development from start to finish.

  • Prepare project pursuit cost forecasts for internal deal approvals.

  • Conduct market research, competitive project analysis and sensitivity analysis for management review.

  • Prepare thorough yet concise investment memos and support presentation to leadership and external partners.

  • Aid in preparation and negotiation of development agreements, purchase agreements, letters of intent, and requests for information.

  • Oversee project design efforts, interfacing with Ryan's internal construction and design team members as well as external design team members to keep project costs within proforma budgets.

  • Support the oversight of construction activities, manage project budgets and schedules to ensure successful project delivery.

  • Prepare monthly draw requests, including updating the operating model and project cost forecasting.

  • Quickly respond to ad hoc information requests from capital partners, lenders and senior management.

  • Support leasing efforts of assets, draft lease proposal responses, analyze leases, oversee TI buildout.

  • Coordinate and prepare responses to internal leadership and external partners inquiries on project performance and projections.

  • Collaborate with the national team on an as needed basis to implement and standardize best practices, reporting frameworks, and other key initiatives across the organization.

  • Ability to successfully multi-task between competing priorities and deadlines.

  • Highly analytical and detailed orientated with strong real estate finance background

  • Flexibility to adapt to different market opportunities within changing market conditions.

  • Ability to successfully lead a project team and work as a member of a team led by others.

  • Extremely well organized and detailed in managing business activities with a proactive approach.

  • Professionally represent Ryan to the broader real estate community (e.g., brokers, lenders, property management firms, and other service providers).

Competency Profile

  • Experienced financial modelling skills, proficient in Microsoft Office, especially in Excel and PowerPoint.

  • Demonstrated ability to develop strong relationships with internal and external stakeholders.

  • Effective written and verbal communication skills.

  • High ethical standards, personal integrity and a strong sense of accountability.

Background Experiences

  • Minimum of three to five years of cumulative experience with a focus on the Industrial sector in one or more of the following disciplines: real estate development, capital markets, finance, or commercial real estate brokerage.

  • BA or equivalent degree required in Finance or Business Administration; MBA preferred.
