Summary of the Job:

Provides oversight and management for the daily on-going maintenance activities and on call demands of Facility Operations for FNN. This position supports the Facility Operations Manager with projects, business management, process development, and development of staff. The incumbent will facilitate effective communication across Facility Operations and with internal and external customers. This position actively supports internal and external customers by ensuring customer's needs and building requirements are met in a high quality, timely and cost effective manner. Must be a self-starter, team player, and have the ability to adapt to First National policies and procedures.

About This Role:

Key Accountabilities:

Effectively apply management practices in planning and overseeing the work of assigned staff members.

  • Assist in building and maintaining a competent team though effective recruiting, selection and development.
  • Manage assigning Archibus scheduled and on demand work orders to engineers and self.
  • Scheduling of contractors working within the facilities and the coordination of this work with CSO, and impacted customers within the facility.
  • Ensure training and development opportunities address staff needs to meet the goals and objectives of assigned role.
  • Works with Engineer Team to remove snow.
  • Ability to be on-call after normal business hours to support emergency calls on a regular rotation or as needed based on business needs.
  • Conduct Team meetings on a regularly scheduled basis to provide:
  • Coaching: To consistently meet and/or exceed the desired outputs for assigned role.
  • Feedback: With regard to production output, departmental policies/procedures, personnel issues, etc...
  • Context Setting: Defining/Discussing the "Big Picture' with regard to current and future work.
  • Facilitate Monthly Safety Training: Ensure compliance of safety procedures and policies.

Effectively manage the process of accurately and timely creation and capture of on-demand and preventative maintenance work orders that are completed in a quality manner for internal and external customers.

  • Ensure all work is completed in a manner consistent with established guidelines for FNN properties.
  • Maintain oversight of all work orders and create on-demand work schedules to ensure that all work is completed in a timely manner.
  • Responds quickly to emergency situations, summoning additional assistance as needed.
  • Implement corrective actions within team to prevent recurrence of errors, process gaps, and other issues that lead to missed Service Level Agreements (SLA).
  • Performs other duties as assigned.

Develop and maintain a strong customer focus for internal and external customer and vendor relationships.

  • Design and implement excellent customer service standards while complying with company policies.
  • Assign resources appropriately to effectively facilitate the servicing workflow.
  • Directs and inspects the work performed by outside contractors.
  • Lead the resolution of escalation issues and manage service requests.
  • Escalate issues to upper management when appropriate.

Maintain and develop "best-in-class" process and procedures supportive of organizational goals.

  • Assist Property Manager in creating and managing annual budgets and Five Year Equipment Replacement Plans.
  • Assist Property Manager in soliciting bids/gathering proposals.
  • Maintains inventory of adequate supplies and tools and orders necessary materials to complete all tasks.
  • Completes maintenance and repair records as required.
  • Provide and review monthly ad-hoc reports.
  • Develop, track and utilize metrics to identify and manage service improvement opportunities.
  • Provide input to and/or Lead continuous improvements initiatives for process enhancements.

Understand and comply with bank policy, laws, regulations, and the bank's BSA/AML Program, as applicable to your job duties.

  • Complete compliance training and adhere to internal procedures and controls, as required.
  • Complies with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety.
  • Report any known violations of compliance policy, laws, or regulations.
  • Report any suspicious customer and/or account activity.

The Ideal Candidate for This Role:

Qualifications:

  • Associate's degree or equivalent Technical School Certification.
  • 5+ years of experience of complete building operations.
  • Certified in ACM, CPR, First Aid and AED operations
  • Previous work experience with HVAC, BMCS, electricity, plumbing, carpentry and painting.
  • Customer service experience in building and/or property maintenance
  • Experience with Microsoft Office products
  • Ability to read blueprints
  • Demonstrated problem solving skills
  • Ability to utilize technology to communicate and complete daily tasks.
  • Physical requirements include:
    • Sitting, standing, and walking for a minimum of 3 hours per day.
    • Talking and hearing in person, on a phone, and in a group setting.
    • Vision: near, far, midrange, peripheral vision, and depth perception.
    • Ability to push, pull, lift, and carry a minimum of 50 lbs.
    • Ability to occasionally reach above shoulder level and below waist level.
    • Ability to frequently stoop, kneel, crouch, crawl, and climb (stairs/ladder).
    • Ability to constantly balance and utilize gross motor skills (grip/handle).
  • Ability to work in adverse conditions including: extreme heat, extreme cold, wet/humid, confined areas, high places, loud noise, and with equipment in motion.
  • Ability to work with Environmental Hazards: Mechanical, Chemical, Electrical, and Industrial Magnets.
Knowledge, Skills, Education and Experience Desired:
  • Previous management experience
  • Certification in one or more of the following: HVAC and refrigeration services, electrical, mechanical and plumbing.
  • City of Omaha 3rd Grade Boiler Operator License
  • Working knowledge of Energy Management Control Systems
  • Working knowledge of Archibus software
Candidates must possess unrestricted work authorization and not require future sponsorship.

Compensation:

Compensation range (base pay): $63,288.00-$104,425.00

This role may have a specific starting pay within this range.

Final compensation offer to candidate may vary from posted hiring range based upon work experience, education, and/or skill level.
