Key Responsibilities

  • Assist the Chilled Water Supervisor in planning and scheduling of labor, equipment, material, spare parts, tools, and support requirements to assure equipment reliability and availability.
  • Troubleshoot chilled water operational systems and HVAC mechanical equipment, including problem identification, evaluation of alternative solutions and implementations of corrective action
  • Provide supervision to technicians and contractors during maintenance and repair activities.
  • Lead and perform all maintenance, service, and major overhaul activities on low and high-pressured water-cooled centrifugal chillers equipped with single, two stage or three stage compressors.
  • Identify and execute appropriate refrigerant recovery techniques and safety procedures used during the detection and repair of refrigerant leaks.
  • Understand and implement safety procedures and regulations as related to daily duties

The ideal candidate will have:

  • High School Diploma or equivalent education
  • Two (2) years of formal trade school training or two (2) years of equivalent experience with emphasis in HVAC mechanical equipment.
  • Ten (10) years of experience (not including equivalent education) in the installation, commissioning, troubleshooting, maintenance and service of the below:
  • Mechanical: low and high-pressured water-cooled centrifugal chillers (1000 tons and larger units); air cooled chillers, cooling towers, pumps, valves.
  • Training and Licenses:
  • Mechanical Lead Technicians must have chiller factory training; and possess thorough understanding of low and high-pressured water-cooled centrifugal chillers equipped with single, two stage or three stage compressors 1000 Tons and larger, including duplex units. The Mechanical Lead must be able to execute and supervise the disassembly and assembly of centrifugal compressors, impellers and motor assemblies; and the replacement of any internal component including thrust and journal bearings within manufacturer's tolerances and specifications.
  • Valid Driver's License

Salary Range: Starting at $48.94 per hour (Estimated $101,795 annually) with a structured step progression system and performance- based pay increases every 6 months up to $52.62 (Estimated $109,450 annually)

Job Purpose:

The Lead Technician (CHILL) is responsible for troubleshooting, maintenance, service, and overhauls and repair activities in one or more of the following trades: 1) HVAC mechanical equipment; 2) electrical systems: and 3) instrumentation systems.

HVAC mechanical equipment includes, but not limited to, low and high-pressured water-cooled centrifugal chillers; air cooled chillers featuring reciprocating, scroll and screw compressors; purge units, cooling towers, pumps, gear assemblies, fans, filtration systems, valves, air compressors, air cooled condensers and roof top units.

Electrical systems include, but not limited to, medium voltage (230/480V) and high voltage (4160V) switch gear, starter panels (e.g. star-delta, across-the-line, autotransformers and solid state); control panels; conduit and wiring.

Instrumentation systems include, but not limited to, pneumatic and electronic controllers; microprocessors; programmable logic controllers; BTU meters; transmitters; BACnet devices; trends, graphics, alarms; and complex programming of supervisory controls and data acquisition (SCADA) systems.

The Lead Technician provides leadership to technicians and contractors; and is responsible for minimizing the release of refrigerants to the environment during the service, maintenance, repair and disposal of HVAC equipment.

Primary Functions:

  • Assist the Chilled Water Supervisor in planning and scheduling of labor, equipment, material, spare parts, tools, and support requirements to assure equipment reliability and availability.
  • Troubleshoot chilled water operational systems and HVAC mechanical, electrical or instrumentation equipment, including problem identification, evaluation of alternative solutions, and implementations of corrective action.
  • Provide supervision to technicians and contractors during maintenance and repair activities.
  • Lead and perform all maintenance, service and major overhaul activities on low and high-pressured water-cooled centrifugal chillers equipped with single, two stage or three stage compressors.
  • Lead and perform all maintenance, service and overhauls activities on air cooled chillers; valves, bearings, gear assembly, fans, pumps, motors, air compressors, pneumatic systems, refrigerant purge units; refrigerant condensers and various types of compressors; variable frequency drives, differential pressure switches, programmable controllers; starters, control panels; and all equipment related to chilled water and HVAC.
  • Identify and execute appropriate refrigerant recovery techniques and safety procedures used during the detection and repair of refrigerant leaks.
  • Operate machine shop equipment, perform welding duties, and maintain proficiency with hand tools and rigging equipment.
  • Precision and timeliness are of the essence. All maintenance and service activities must be executed within manufacture's specifications and within acceptable safety and time guidelines.
  • Work extended hours when required.
  • Ensure the safety of all maintenance personnel and equipment.
  • Understand and implement safety procedures and regulations as related to daily duties. (Red Tags, Safety Equipment, Safe Work Practices.)
  • Operate OUC Commission vehicles pickup trucks and forklifts.
  • Attend Staff Meetings as required and provide clear communication and input to area equipment status.
  • Communicate with other departments regarding day-to-day business and resource needs.
  • Perform emergency maintenance and operate Chilled Water Plants and equipment during abnormal conditions (adverse weather, chemical spills) using all proper safety equipment including SCBA.
  • Perform other duties as assigned.

Technical Requirements:

  • Must have technical and operational understanding of all Chilled Water Systems and the ability to safely and efficiently operate these systems within established process parameters.
  • Willingness to work extended hours when required, including nights, weekends, and holidays.
  • Working knowledge of general industrial safety skills.
  • Demonstrated verbal and written communications skills.
  • Advanced computer skills.
  • Ability to:
  • Communicate with all levels of plant personnel, both verbally, including cell phone, radio and paging systems.
  • Read and understand mechanical, structural, and piping and instrumentation drawings.
  • Read electrical schematic drawings, logic diagrams, electrical one line drawing, and electrical three-line drawings in the performance of job duties.
  • Read control loop drawings, piping and instrument drawings, and logic drawings in the performance of job duties.

Education/ Certification/Years of Experience Requirements:

  • High School diploma or equivalent education.
  • Two (2) years of formal trade school training or two (2) years of equivalent experience with emphasis in one or more of the following areas: 1) HVAC mechanical equipment; 2) electrical systems; 3) instrumentation systems.
  • Ten (10) years of experience (not including equivalent education) in the installation, commissioning, troubleshooting, maintenance and service in one or more of the following trades:
  • Mechanical: low and high-pressured water cooled centrifugal chillers (1000 tons and larger units);air cooled chillers, cooling towers, pumps, valves.
  • Electrical: medium (230/480V) and high voltage (4160V) switch gear, starters and control panels.
  • Instrumentation: programmable controllers, programmable logic controllers, BACnet supportive devices, complex programming, operational sequencing and SCADA.
  • Training and Licenses:
  • Mechanical Lead Technicians must have chiller factory training; and possess thorough understanding of low and high-pressured water-cooled centrifugal chillers equipped with single, two stage or three stage compressors 1000 Tons and larger, including duplex units. The Mechanical Lead must be able to execute and supervise the disassembly and assembly of centrifugal compressors, impellers and motor assemblies; and the replacement of any internal component including thrust and journal bearings within manufacturer's tolerances and specifications.
  • Electric Lead Technicians must be licensed by the State of Florida; and possess thorough understanding of medium voltage (230/480 V) and high voltage (4160V) systems and components. The Electric Lead Technician must be able to execute and supervise the installation, maintenance and service of switch gear, starters and control panels, within manufacturer's specifications.
  • Instrumentation Lead Technicians must have factory training in programmable logic controllers, BACnet supportive devices, programming, operational sequencing. The Instrumentation Lead Technician must be able to execute and supervise the installation, maintenance and service of instruments; changes to the sequence of operation; and SCADA protocols within manufacturer's specifications; following State, Local and NEC Standards.
  • Certified Universal Refrigerant Transition and Recovery Technician under EPA Section 608 of the Clean Air Act required.
  • Driver's license.

Working Conditions:

This job very frequently involves exposure to excessive noise. This job frequently involves exposure to heights and confined areas. This job occasionally involves exposure to chemicals. This job rarely involves exposure to extreme weather, noxious fumes, and insects.

Physical Requirements:

This job consists of very frequent standing, walking, speaking & hearing, and detailed inspection/reading/editing. This job consists of frequent sitting, lifting 0-20 lbs., bending/stooping, reaching overhead, climbing (ladders, stairs, hills), typing/CRT (attention to detail), writing, and driving a vehicle such as a light truck. This job consists of occasional pushing, pulling and lifting pushing, pulling, and/or digging, and kneeling, crawling. This job rarely consists of lifting 50+ lbs.

Physically able to push, pull and lift 50 lbs. Physically able to climb inclined stairs, ladders and scaffolding. Able to perform physically demanding activities while working in all types of extreme environments, both inside and outside. Job requires candidates to bend, kneel, crawl, stoop, and stand for long periods of time. Ability to work in confined spaces. Chilled Water Plant environment includes rotating equipment, electrical equipment, high noise areas, and elevations exceeding 100 feet.

Must work extended hours when required.
