CJE SeniorLife Affordable Housing Services offer 4 buildings that are affordable or offered at below market rates through HUD Section 8. The rental rate depends on a family's gross income. Rentals include studios, one-bedroom apartments, and two-bedroom apartments. Many locations offer group activities and in-building events. Our facilities are Swartzberg House (on Touhy in Rogers Park), Krasnow Residence (on Demster in Skokie), Village Center (on Oakton in Skokie), and Robineau Residence (on Howard in Skokie). We are part of the Jewish Federation of Metropolitan Chicago.

In accordance with established standards, procedures, and professional practice, the Affordable Housing Maintenance Specialist maintains, operates, repairs, and services equipment, heating, ventilation, air conditioning, machinery, physical structures, plumbing, electrical systems, and grounds to ensure safe, healthy, and efficient environments and building operations to designated buildings. The Affordable Housing Maintenance Specialist also coordinates services with all other Affordable Housing building maintenance staff and provides back-up coverage for Affordable Housing buildings when the assigned Exclusive Head Janitor is not available. The Affordable Housing Maintenance Specialist, when assigned, also works with outside vendors/contractors to ensure that the vendor/contractors are in the correct location and working on the correct equipment.

Compensation: $22.09 per hour

Shift: 7:00 am to 4:00 pm, Monday to Friday

Union status: Dues-paying membership in Service Employees International Union Local 73 is a condition of employment.

Essential Duties and Responsibilities



  • Ensures an environment of Safety First.
  • Stops work if a contractor or other employee does not have safety cones and/or caution tape to denote a work hazard, or is not working safely.
  • Plans and coordinates work assignments with Affordable Housing Exclusive Head Janitors, contactors, and other designated service providers.


  • Establishes work priorities and communicates to supervisor to ensure the efficient use of resources.
  • Manages expenses in a cost efficient/fiscally responsible manner.
  • Reports irregularities in pricing and products.
  • Creates and closes out work orders within CMMS and maintains appropriate documentation for preventive maintenance, compliance, and safety issues.


  • Maintains and improves the quality and integrity of the Agency standards through team discussion and work activities.
  • Upon assignment, participates in Agency work groups or task teams relating to impacting the program or services.
  • Provides feedback to ensure that assigned areas are maintained in accordance with standards.
  • Services, operates, and maintains facility heating, cooling, electrical, plumbing, kitchen, and other mechanical equipment, and physical systems and structures following prescribed procedures.
  • Visually inspects and tests machinery and equipment.
  • Listens for unusual sounds from machines, equipment, or building systems to detect malfunction and discusses machine operation variations with supervisory staff to diagnose problems for repair.
  • Performs routine repairs to building systems and structures, machinery, equipment, or grounds.
  • Installs new or repaired parts on broken or worn equipment.
  • Cleans and lubricates shafts, bearings, gears, and other parts of machinery.
  • Performs preventive maintenance on equipment and building systems and structures.
  • Assembles, installs, and maintains mechanical systems, repairs and replaces gauges, valves, and related parts.
  • Understands how to operate building HVAC controls.
  • Works with Managers and Exclusive Head Janitors in the annual unit inspection process as well as physical inspections performed by regulatory agencies.
  • Cleans carpeting in common areas of assigned buildings in accordance with standards consistent with proper, established, and accepted industry practices.
  • Performs daily and weekly cleaning, vacuuming and washroom cleaning as assigned, cleans window glass.
  • Uses prescribed chemicals safely and does not introduce non-standard cleaning chemicals.
  • Uses mix stations for accurate cleaning chemical dilutions.
  • Shovels sidewalks free of snow.
  • Digs holes for planting; performs minor tree pruning as required.
  • Assembles furniture and equipment as needed.
  • Reports problems and discrepancies in equipment and building functions.
  • Other tasks as assigned.


Requirements



  • High school diploma or GED is required,
  • A minimum of 2 years of related experience in healthcare, hospital, and similar settings is required.
