LIFT, a division of Koch, Inc, is seeking a Real Estate Transaction Manager to develop and drive strategy and execution of global real estate transactions on behalf of our key internal business partners (Koch Companies).

Our Team

The Real Estate Transaction Manager will be responsible for the strategy, execution and delivery of commercial real estate transactions for business partners within Koch, Inc. In 2020, Koch partnered with JLL, a global corporate real estate services provider, forming the division named LIFT (Land, Infrastructure, Facilities, Transactions) to provide real estate consulting, advisory and project management, employee experience and facility management services globally. This position will collaborate closely with our LIFT team, including JLL partners, on executing commercial real estate transactions globally. Key characteristics for this position include Principle Based Management knowledge, excellent strategic and economic thinking skills, a passion for customer service, relationship building and advancing LIFT's vision. Additionally, there is potential growth in this role to eventually own key Koch business partner relationships, further enhancing the strategic influence and impact of the position while generating increased value for our business partners.

What You Will Do

  • Lead globally dispersed real estate projects (new leases, lease relocations, co-locations, lease extensions, acquisitions / dispositions of real estate) through entire project life cycle.
  • Collaborate with cross-functional teams to align transaction strategies with overall business objectives
  • Collaborate with JLL partners on transaction execution, strategy development and opportunity identification.
  • Review transaction documents, including letters of intent, purchase agreements, and lease agreements.
  • Coordinate transaction processes, ensuring compliance with company policies and legal requirements, while acting as a liaison between various stakeholders.
  • Work closely with project stakeholders including the Integrated Solutions Managers / Program Managers / Project Managers / Occupancy Planners for global project delivery.
  • Partner with Finance/Analytics teams to frame up decisions / opportunities and make data-driven decisions.
  • Act as a trusted advisor to team members and Koch companies.
  • Ensure the team understands the KII, Koch Capability and LIFT vision and how to apply it to their role and daily obligations to our customers.
  • Become the preferred partner for the Koch Companies vs. market alternatives.
  • Guide business partners and LIFT / JLL team members on applying PBM.

What You Will Bring

  • Ability to work within a diverse team environment, leading transactions within an integrated service delivery model.
  • Ability to apply Koch economic thinking and financial modeling to evaluate and clearly communicate the economic impacts, tradeoffs, and opportunity costs of real estate alternatives to business leaders, enabling informed decision-making.
  • Ability to challenge and influence leaders, being confident and well-versed in Koch business's priorities to help them execute on their company's vision.
  • Ability to recognize and seek out opportunities to increase value creation for our Koch business partners.
  • Self-directed, organized, and able to handle multiple priorities.
  • Cultural awareness and tact in consulting with globally dispersed stakeholders

Who You Are (Basic Qualifications)

  • Experience in Finance, Analytics, Business Development, Commercial, Accounting, or a related field.
  • Ability to effectively communicate and present concepts to various global audiences at all levels of the organization including Koch business partner senior leadership.
  • Experience utilizing economic thinking principles, frameworks, risk philosophy and tools.
  • Real estate experience or license not required.
  • Ability to travel (Approx. 5-10%).

  • Ability to simplify complex analysis and communicate (written and verbal) at multiple levels in the organization.
