Join our team as a Property Manager in Milwaukee, WI!
Gorman & Company is seeking an experienced, highly skilled Property Manager to lead operations across three of our Milwaukee communities - Sherman Senior Living (68 units), Villard Square (47 units), and Fifth Street School (48 units) -all established LIHTC properties that play a vital role in providing quality, affordable housing to Milwaukee residents.
In this role, you'll oversee daily operations, ensure compliance with affordable housing programs, mentor a high-performing team, and foster vibrant communities where residents feel supported and connected. What You'll Do:
- Lead, mentor, and manage on-site teams focused on excellence, accountability, and resident satisfaction.
- Maintain strong occupancy through strategic leasing and relationship-building with residents and partners.
- Oversee leasing, compliance, and resident recertifications for LIHTC and other affordable housing programs.
- Drive financial performance through careful budgeting, expense control, and revenue management.
- Conduct unit inspections, manage maintenance coordination, and ensure properties meet company and program standards.
- Partner with local organizations to enhance resident support and community engagement.
What You Bring:
- 3+ years of property management experience; LIHTC or affordable housing experience strongly preferred.
- Proven leadership skills with the ability to inspire, coach, and develop team members.
- Strong communication, organization, and customer service skills.
- Knowledge of Fair Housing laws and affordable housing compliance standards.
- Experience with property management software (RealPage preferred).
- High school diploma or equivalent required; relevant coursework or certifications a plus.
