Maintenance Mechanic-JLL

What this job involves:

The Maintenance Mechanic provides support for assigned buildings. This role has responsibilities which include preventive maintenance (PM), emergency response, general maintenance, carpentry, plumbing and HVAC system maintenance. The Maintenance Mechanic must be able to perform the repair, maintenance, restoration, and replacement of various building operational components independently and with team support.

What your day-to-day will look like:

  • Safety and Compliance Foundation Adherence to comprehensive safety policies and procedures forms the cornerstone of all activities, requiring strict attention to detail while working on job sites, completing mandatory safety training on schedule, recognizing potential hazards, and proposing effective elimination methods to maintain a clean and safe working environment.

  • Preventive and Corrective Maintenance Excellence Performance of ongoing preventive and repair work orders encompasses facility mechanical, electrical, plumbing systems, and other installed equipment components, utilizing CMMS work order systems to manage timely completion of all preventative and corrective maintenance assignments while ensuring minimal disruption to operations.

  • Building Infrastructure and Systems Management Responsibility for minor repairs across multiple trades including plumbing tasks such as unclogging drains and addressing water leaks, HVAC maintenance including filter and belt changes, electrical work such as lamp replacement, and installation or replacement of ceiling tiles, carpet tiles, and flooring materials.

  • Proactive Facility Operations and Monitoring Execution of assigned facility rounds and due diligence efforts through proactive monitoring, comprehensive reporting on conditions that impact client occupancy and operations, systematic entry of work orders for issue resolution, and active participation as an operations team member in building component maintenance and repair.

  • Customer Service and Stakeholder Relations Delivery of best-in-class customer service to all tenants and agencies through professional and effective communication, timely follow-through on requests, coordination of tenant service requests, special cleaning projects, and general maintenance assignments while maintaining excellent interpersonal relationships.

  • Vendor Coordination and Emergency Response Management of vendor escorts for routine preventative maintenance and repairs, willingness to support after-hours building activities as required, ability to respond to emergency service calls within forty-five minutes, and participation in on-call rotation schedules to ensure continuous building operations support.

  • Technical Proficiency and Physical Requirements Demonstration of effective use of Microsoft Office products, Computerized Maintenance Management Systems, internet-based software, and smartphone technology with multiple email accounts, combined with physical capability to lift fifty pounds or more, perform various physical tasks including sitting, standing, walking on different surfaces, and completing diagnostic, installation, repair, and maintenance activities while meeting established schedules and timelines.

Required Qualifications:

  • Must have and maintain a valid Tennessee Driver's License.

  • High School Diploma or equivalent

  • 1-3 years of applicable working experience in general building repair and maintenance, basic HVAC, basic plumbing and/or basic electrical.

  • Licenses as required by authority having jurisdiction

M-F 7:00-3:30

Salary/comp:

$26.00-$30.00 hourly
