MC Dean is seeking a dedicated and skilled BOC (Building Operations Center) Specialist/Operator to join our 24/7/365 team. As a BOC Specialist/Operator, you will be responsible for continuously monitoring, operating, and optimizing building automation systems (BAS) to maximize efficiency, ensure occupant comfort, and maintain critical operations. You will play a crucial role in identifying and resolving issues, responding to alarms and service calls, and implementing strategies for long-term system improvements. This role requires a strong understanding of Building Automation Systems, HVAC systems, control logic, and the ability to make critical decisions during emergencies. This position primarily resides in the BOC for the entirety of the shift, however situations may arise where the individual will be asked to do various controls tasks in the field i.e. calibrations, thermostat/controller replacement, panel troubleshooting, etc.


Responsibilities

  • Continuous System Monitoring & Analysis: Continuously monitor and evaluate building automation systems (BAS), underlying software, and data elements to ensure correct operation, adherence to calibration requirements, and identification of anomalies.
  • Alarm Management & Response: Analyze alarms and events in real-time on the BAS to identify root causes of recurring issues and implement corrective actions. Provide daily alarm list reports to the BOC Manager. Respond to service calls and system alarms, diagnose problems, identify causes, and implement effective solutions. Triage system messages and reports, escalating issues appropriately.
  • System Optimization & Adjustment: Operate and update the BAS to maximize efficiency and revise operating controls as needed to accommodate changes in facility operations or address identified problems and inefficiencies. Apply adjustments to the BAS in response to tenant calls, work orders, and alarms.
  • Emergency Response: Make confident and timely decisions during emergencies on how to operate critical control systems to ensure continuation of service and operations. Coordinate emergency response between various divisions; MEP, Security Operations Center, PFPA, vendors and contractors.
  • Troubleshooting & Maintenance: Assist other trades in the field with active troubleshooting of systems. Debug and simulate programs, check calibration of hardware/software devices, configure parameters, and test control components and software. Perform function checks of all control systems and document results.
  • Collaboration & Communication: Work with MEP to log and identify problem areas. Provide assistance from the BOC/BAS to other trades in the field. Keep the client/call center informed of questions, progress, information needs, and discrepancies. Escalate building issues to the proper entities using real-time judgment. Utilize pass-down procedures to effectively communicate incomplete tasks and system issues.
  • Documentation & Reporting: Generate Incident Reports and maintain accurate records of system performance and maintenance activities. Develop and maintain procedures and checklists for service calls, routine maintenance, and commissioning tasks.
  • Customer Service: Field customer service requests courteously and professionally.

Qualifications

  • High school diploma or GED with at least 10+ years of progressive experience.
  • Vocational school or associate degree in a technical trade preferred.
  • Three years BAS monitoring and DDC controls experience within the building controls industry.

Candidate Expectations:

  • Ability to read and interpret technical documentation, including sequence of operations, technical product literature, programming manuals, and specifications.
  • Ability to troubleshoot basic communications wiring, control logic wiring, and end devices.
  • Knowledge of commercial building HVAC, Mechanical, Electrical equipment and corresponding controls including relevant hardware and software products.
  • Knowledge of commonly used networks and network topologies.
  • Ability to work at a computer terminal with mouse and keyboard for eight hours per day.
  • Ability to work safely in close proximity to exposed line voltage and low voltage wiring and terminations.
  • Ability to lift at least 50 pounds at one time and 20 pounds for an extended period of time.
  • Ability to relocate a 10-foot stepladder without assistance.
  • Must be proficient on a Windows based Operating System, utilizing Microsoft Office Suite
  • Ability to draft emails and other correspondence with proper grammar, spelling and punctuation
