Overview

The Operating Supervisor will direct Facilities Mechanic activities for the assigned location, satellite support areas, and other locations as directed. Reinforce Con Edison's Safety Vision for Zero Harm and conduct monthly safety meetings. Interface with stakeholders daily, perform mandated regular equipment inspections and preventive maintenance, perform various troubleshooting activities, support capital and maintenance projects, perform mandated safety inspections, telecommunication installations and repair activities. Provide Section Manager with accurate and timely information concerning activities and performance. Assist with regional operating activities associated with developing and reviewing performance in relation to the department's goals and standards. Prioritize various field operations including seasonal snow removal and yard maintenance & periodic inspections. Administer and communicate operating procedures, engineering, plans, and specifications to ensure proper maintenance of facilities. Encourage a team-oriented and inclusive environment that strives for high performance and espouses the company's pursuit of Zero Harm, operational excellence, and +1 customer experience. 4 Irving Place Specific:Will lead Facilities Engine Room Mechanics. This role must meet certification prerequisites and be able to qualify to hold mandatory certifications as specified below.

  • 4 Irving Place Specific:
  • Will lead Facilities Engine Room mechanics. This role must meet certification prerequisites and be able to qualify to hold mandatory certifications listed below.
  • Supervise mechanics performing daily work orders related to the normal maintenance of the building including mechanical, electrical, plumbing, heating, ventilating, vertical transportation, cooling systems and carpentry where required.
  • Provide oversight of building grounds including all safety markers, signage, parking and landscape.
  • The supervisor will ensure implementation of company environmental, health and safety programs for employees whose work are directed, and ensure that safe work practices are followed in accordance with Company procedures.
  • Oversees contractors and provides general and timely support services to tenant organizations. Plans, directs and controls the safe and efficient operations of various assigned tasks within Company facilities in accordance with corporate and departmental operating procedures. Ensures the implementation of Company safety, health and environmental programs for employees whose work is directed. Ensures that safe work practices are followed and the environment is fully protected in accordance with Company policy and governmental regulations.
  • Provides job safety briefings to direct reports at the beginning of work shifts or prior to the commencement of specific tasks when appropriate or when the job description vastly changes. Schedules and reports personnel time for direct reports in accordance with Company and department procedures. Identifies training needs and coordinates training of direct reports and provides on-the-job training when required. Orders and coordinates the timely supply of materials, tools, equipment and subcontractors to ensure work is conducted efficiently.
  • Schedules and reports expenditures for materials and subcontractor labor. Monitors O&M and Capital expenditures to ensure budget guidelines are met. Schedules and monitors the performance of maintenance and periodic testing of critical building systems including fire safety, security, heating, ventilation and air conditioning equipment and emergency power supply systems, where applicable.
  • Provides oversight, monitors and evaluates the performance of direct reports and contractor personnel. Reports performance issues and provides appropriate disciplinary action when required. Performs the duties of evacuation supervisor during drills and emergencies, when and where required. Ensures that emergency notification system operations and building evacuation plans are understood, where required. Prioritizes work before shift starts using Maximo.
  • Provides on-call coverage during weekends and off-hours shifts and responds to emergency maintenance requests, schedules and provides oversight of snow and ice removal operations, when required.
  • Supports the culture of security by protecting and safeguarding our workforce, assets, information and operations.
  • Works with Security Services to assure security guard services are provided and security procedures are followed, where required.

Qualifications

Required Education/Experience
  • Bachelor's Degree and 2 years Facilities Management Experience or
  • Associate's Degree and 5 years Facilities Management Experience or
  • High School Diploma/GED and 7 years relevant work experience Facilities Management Experience
Relevant Work Experience
  • Must be able to qualify for FDNY Q01 within 24 months, which means applicant must meet prerequisite requirements - refer to Fire Dept City of New York Notice of exam Q01, section requirements for certification of fitness/qualification Required
  • Must be able to qualify for FDNY F89 Fire Life & Safety Director within 24 months, which means applicant must meet prerequisite requirements - refer to Fire Dept City of New York Notice of exam F89 section 1.1 Required
  • Facilities Management - Knowledge of Building Systems Required and
  • Less than 2 years Knowledge of Collective Bargaining Agreement to include Union Rules/Union Protocol Required and

Physical Demands
