Building Services Supervisor

CORE RESPONSIBILITIES AND TASKS:

This position exists to service all aspects of the Corporate Headquarters, Higbee, Hinckley, and other external locations of the Sherwin-Williams Company. Incumbent is expected to have detail-oriented mindset, ability to prioritize work orders, leadership skills and be a natural self-starter. This position supports various functions throughout our facility, so the ideal candidate is expected to be flexible and adapt to natural fluctuations in daily responsibilities in a high-rise commercial office building.

(1) Supervise the daily operations of the Building Services Workers:



  • Supervision, training, cross-training, and development of the Building Services Workers:

    • Ability to outline and communicate responsibilities & expectations to direct reports.
    • Assess performance, manage time and overtime
    • Make departmental salary and promotion recommendations
    • Ensures departmental training courses, education requirements and certifications are fulfilled
    • Disburse and distribute various tasks to direct reports and assist them with prioritizing responsibilities.

  • Help to develop and implement continuous improvement plans and procedures that look to increase the optimal function of the Building Services Worker role.
  • Effectively communicate daily with Property Manager and Event & Resource Management team


(2) Conferencing, Special Events, Amenity Space Support:



  • Assist with and assign direct reports with tasks aimed to support the Event & Resource Management Team and the various conferencing and amenity spaces throughout the facility.
  • Responsible for supporting a range of event where meeting objectives will range from informal team gatherings to executive leadership presentations. Incumbent is expected to prioritize responsibilities appropriately.
  • Responsible for moving, assembling, and disassembling furniture, fixtures, and other items to support large events throughout the facility. This includes, but is not limited to, assembling rental furniture, operating divisible conference room walls, and assisting with audiovisual services.
  • Maintain general knowledge of operational technology, including audiovisual equipment and assistive listening devices. Initiate service requests for audiovisual equipment or other amenity space services, as needed.
  • Shared responsibility supporting various amenity spaces, such as copy rooms, work cafes, Merchandise Store, and Application lab. This includes inventory and stocking of supplies and materials, cleanliness and overall presentation, and other responsibilities to drive a positive employee and visitor experience.

(3) Groundskeeping & Building Support:



  • Organize and assist with seasonal setup/teardown of terraces and exterior amenity spaces.
  • Police outdoor areas and exterior structures, such as parking garage, ensuring spaces are clean and safe. This includes maintenance of sidewalks, landscaping, benches, fencing, bike racks, and signage. Report issues or damage, as necessary, and follow up with various stakeholders through resolution.

    • Removal of trash and replacing liners in exterior trash receptacles.
    • Assist with graffiti and vandalism removal, as needed.
    • General sweeping, power washing, and trash removal.
    • Ensure irrigation systems, hose spigots, and other water sources are functioning and regularly inspect for visible damage/leaks. Assist landscaping vendor with watering of plants, flowers, or grass, as needed.
    • Assist with seasonal upkeep of salting and snow removal
    • Responsible for maintenance of designated smoking area. Empty or replace smoking receptacles, as needed.
    • Pressure wash sidewalks, parking garage, benches, and other structures.
    • Rodent, insect, bird, or other wildlife removal. Occasional application of peripheral pest control spray until pest control company can be scheduled.

  • Manage various groundskeeping and building equipment such as golf carts, salt spreaders, pressure washer, snow blower, scissor lifts, shipping and receiving equipment, and company-owned vehicles.

    • Coordinate inspections, maintenance and service repairs for the equipment.
    • Maintains record of maintenance history.

  • Parking Garage & Surface Lot:

    • Ability to manually operate garage gate controls, clean sensors, and provide on-site support.
    • Assist with parking garage orientations for new parkers.
    • Provide miscellaneous services to maintain operations and ensure safety/security of customers, such as inflating tires, jumpstarting vehicles, spill containment, etc.
    • Operate company-owned vehicles as required.
    • Provide occasional executive concierge services as requested by leadership.
    • Report garage and parking lot repair issues and deficiencies to management.



(4) Office & Relocation Support:



  • Helps to coordinate and assist with employee relocation requests as needed. Move requests can be internal or to and from other Northeast Ohio Sherwin-Williams facilities. Partner and communicate with the Space Management team on specific details regarding relocations.

    • Ability to navigate basic floor plans
    • Manage relocation of employee belongings, furniture and equipment placement for office moves.

  • Assists with and helps to coordinate new hire onboarding process, including preparation of workspaces and ensuring spaces are clean and presentable.
  • Assist with installation of building signage, including employee nameplates.
  • Maintain understanding of Workplace Strategy and adherence to office standards. Review office spaces for compliance. Report/Escalate noncompliance issues when found.
  • Assist with service vendor escorts related to facility inspections and repairs. Examples include fire extinguisher inspections, first aid kit replenishments, AED inspections, and appliance repair services (ice machines, laundry equipment, etc.).
  • Responsible for reporting issues concerning the integrity of the facility. Initiate service requests as required.
  • Liaison with our emergency response teams during medical emergencies, evacuations, power outages, and other extreme conditions as needed.


(5) Assist the Facilities Department with other projects as assigned by management.

  • High School Diploma or GED


Preferred:



  • Associate's degree or higher


KNOWLEDGE & EXPERIENCE:

Required:



  • Must have a valid driver's license and a safe driving record
  • 2+ years of related experience supervising a team of 4 or more
  • Customer service experience
  • High degree of professionalism
