We offer a flexible hybrid schedule that combines work-life balance with team collaboration. You'll be in the office Tuesday through Thursday to engage with colleagues and support our business lines, with the flexibility to work from home on Mondays and Fridays.

Essential Job Duties

  • Development Strategy
    • Provide proactive leadership in shaping and executing real estate development strategies aligned with the Port's investment goals.
    • Leverage AI tools and data analytics to support site selection, financial modeling, and scenario planning.
    • Collaborate with internal teams-including Engineering, Finance, and Real Estate-to explore funding models and lead efforts on key initiatives and other industrial development projects.
  • Pipeline and Asset Management
    • Identify, evaluate, and cultivate a pipeline of development opportunities through engagement with developers, brokers, and stakeholders.
    • Use AI-based tools to assess market trends, model development options, and streamline property evaluations.
    • Conduct feasibility analyses, prepare acquisition strategies, and lead or support project teams responsible for execution.
    • Proactively identify underperforming real estate assets and recommend strategies for repositioning or disposition.
  • Project Planning, Implementation & Metrics
    • Develop and implement comprehensive real estate plans for acquisitions, dispositions, and site development.
    • Set performance goals and tracking metrics.
    • Coordinate with Engineering and tenants to manage construction timelines and mitigate operational impacts.
    • Manage the full lifecycle of projects-including budgeting, scheduling, risk management, and stakeholder reporting-while utilizing AI-driven tools for project tracking, risk analysis, and outcome forecasting.
  • Stakeholder & Construction Coordination
    • Serve as a central liaison across internal departments-including Engineering, Environmental, Planning, and Legal-and with external partners.
    • Align project timelines, support funding strategies, navigate entitlements, and ensure successful delivery of industrial development projects.
    • Lead efforts to prevent and resolve conflicts between tenant improvements and Port capital construction activities.
    • Apply digital tools and AI platforms to improve collaboration, communication, and decision-making efficiency.

Minimum Qualifications

Education & Experience

  • Bachelor's Degree in business or related field.
  • Minimum five (5) years of experience in real estate and/or development management, working in private or public development processes and settings; or, the equivalent combination of education and/or relevant experience.
  • Maintain a valid state driver's license is required.
Demonstrated Knowledge & Skills
  • Lead cross-functional projects and multidisciplinary teams.
  • Apply real estate development principles and construction coordination.
  • Manage budgets, capital planning, and project finance.
  • Navigate land use entitlements, permitting, and phased development.
  • Secure and manage grant and loan funding (local, state, federal).
  • Conduct financial analysis, pro forma modeling, and market feasibility.
  • Leverage AI and data tools to support investment decisions.
  • Drive projects to achieve clear, measurable outcomes.
  • Manage ambiguity, resolve conflicts, and prioritize under pressure.
  • Communicate effectively: written, visual, and verbal.
  • Negotiate complex business transactions with diverse stakeholders.
  • Make informed decisions with limited guidance or precedent.
  • Demonstrate commitment to valuing differences among individuals and a passion for being inclusive.
  • Promote safety as a guiding principle and a regular practice in accomplishing work.
  • Show the utmost respect for others and act as a team player.


Supplemental and Selection Information

Compensation: Our organization adheres to established salary ranges for each position to ensure equitable pay practices. However, final offers are determined based on various factors, including the candidate's experience, qualifications, and considerations of internal pay equity.

Selection Process (tentative schedule):

  1. A minimum qualification evaluation of education, training, and experience of submitted application packets will take place by Human Resources the week of June 23, 2025.
  2. A Subject Matter Expert (SME) Panel will perform an evaluation of experience and training taken from your employment application materials.
  3. Our goal is to schedule virtual first round of interviews with candidates who successfully passed the SME evaluation as soon as possible.
