Job Summary: The University Real Estate Investment and Property Manager conducts onsite inspections of multiple commercial properties around the City of Tuscaloosa and the State of Alabama. Evaluates maintenance concerns and reviews lease terms to determine if required work is landlord or tenant responsibility. Facilitates comprehensive investment analysis to support informed decision-making regarding property acquisitions, dispositions, and overall investment strategy. Maintains inventory of available property around campus boundary for strategic planning and forecasting. Conducts thorough market research to uncover potential investment prospects across various real estate asset classes. Implement and oversee real estate software within the department to provide a streamlined property management process. Serves as the liaison between University Lands and UA Financial Accounting for base rent, Common Area Maintenance (CAM) charges, and tenant specific costs.

Additional Department Summary: University Lands and Real Estate Services manages endowment assets for The Board of Trustees of The University of Alabama. Ownership of multiple property asset classes requires routine maintenance which includes working knowledge of building components to properly assess the issue and contract with vendors for corrective measures. New commercial properties will be evaluated and eventually constructed on available endowment land in the future with increased demand for supervision and on-site inspection.

Additional Required Department Minimum Qualifications: Bachelor's degree and six (6) years of property management and investment analyst experience; OR master's degree and two (2) years of property management and investment analyst experience.

Must have valid U.S. driver's license. Must be at least 19 years of age at time of hire and have an acceptable Motor Vehicle Report that is in compliance with University policies. Applicants under the age of 21 will have some driving restrictions.

Skills and Knowledge: Excellent communication and presentation skills with the ability to convey complex financial concepts to people from a variety of backgrounds and experiences. Strong analytical skills and problem-solving abilities with a demonstrated track record of delivering actionable insights and recommendations through written and verbal communication. Proven ability to manage multiple active projects simultaneously, while maintaining high standards of quality and efficiency. Experience conducting in-depth market research and analysis to identify potential investment opportunities in local real estate market. Ability to monitor property financials and performance metrics, identifying opportunities for improvement and implementing strategies to enhance overall performance. Strong understanding of commercial real estate fundamentals, including market analysis, valuation methods, and investment metrics. Ability to create and analyze budgets and proformas for development opportunities. Knowledge on how to maximize return on investment (ROI) and minimize risk.

Preferred Qualifications: Master's degree. Maintenance experience demonstrating efficient management of commercial properties valued over $50M, ArcGIS and AutoCAD experience for mapping. Yardi Commercial Leasing Software experience, knowledge of The University of Alabama purchasing and vendor bidding process.
