What this job involves: This role supports a biomedical research facility, focusing on preventive maintenance (PM), emergency response, and general upkeep of specialized laboratory infrastructure. The Maintenance Mechanic maintains and repairs HVAC systems with precise environmental controls, laboratory-grade plumbing, and electrical systems supporting sensitive research equipment. They perform repairs, maintenance, and replacements of various building and laboratory components both independently and with team support.

What your day-to-day will look like:

  • Inspects and analyzes equipment, diagnosing troubles or malfunctions and making necessary adjustments to minimize service interruptions and equipment downtime
  • Provides input to equipment system maintenance planning using reliability-centered maintenance practices
  • Executes a wide variety of maintenance and repair work on boilers, chillers, HVAC equipment, and general building infrastructure
  • May oversee daily operations and maintenance activities performed by JLL and/or contract personnel, providing guidance and mentoring as needed
  • Performs complex operating procedures for high-pressure steam boilers, lab utilities, emergency generators, propane vaporizers, and other systems
  • Conducts scheduled tours of boiler plant, chiller plant, and lab utility equipment, including cooling towers, emergency generator rooms, main switchgear rooms, and air handling machine rooms
  • Responds to emergencies during after-hours shifts, taking appropriate corrective actions
  • Works with shift maintenance mechanics on minor PM and repairs to central plant HVAC systems
  • Maintains engineering/electrical spaces in a clean and neat manner
  • Responsible for maintaining water treatment programs
  • Reviews and manages work orders, logs, and related documentation in the CMMS
  • Ensure compliance with safety, environmental, and site standards, including OSHA regulations and building codes
  • Provides "on-call" support for after-hours issues
  • Possesses working knowledge of building automation, system controls, and fire alarm systems
  • Demonstrates general knowledge of industry maintenance and repair practices
  • Works independently and plans work without direct supervision
  • Proficient in computer skills and experienced with Direct Digital Control systems
  • Supports watch engineers in a biomedical research facility, focusing on preventive maintenance, emergency response, and upkeep of specialized laboratory infrastructure
  • Maintains and repairs HVAC systems, laboratory-grade plumbing, and electrical systems supporting sensitive research equipment
  • Performs ongoing preventive and repair work on facility mechanical, electrical, plumbing, and other systems
  • Utilizes CMMS work order system to manage maintenance assignments
  • Conducts minor repairs and installations (e.g., ceiling tiles, plumbing, HVAC, electrical)
  • Performs facility rounds and reports on conditions impacting client occupancy and operations
  • Recognizes and proposes solutions for safety hazards
  • Escorts vendors onsite for routine preventative maintenance or repairs

Work Schedule: 1st Shift, Dayshift

Desired or preferred experience and technical skills:

  • Relevant technical certifications (e.g., HVAC, electrical, plumbing)
  • Advanced troubleshooting skills for mechanical, electrical, and plumbing systems
  • Knowledge of building automation, system controls, and fire alarm systems
  • Experience with Direct Digital Control systems
  • Familiarity with reliability-centered maintenance practices
  • Experience in commercial or industrial building maintenance
  • Knowledge of preventive maintenance best practices
  • Experience in vendor management and supervision
  • Previous experience working in a biopharma research environment

Required Skills and Experience:

  • High school diploma or equivalent
  • Minimum of 3-5 years of experience in facility maintenance
  • Strong communication skills, both verbal and written
  • Proficiency in using CMMS and basic computer skills for reporting and documentation
  • Ability to work independently and plan work without direct supervision
  • Flexibility to work various shifts and respond to on-call situations
  • Physical ability to perform required tasks, including lifting, climbing, and working in confined spaces
  • Commitment to safety and attention to detail
  • Willingness to complete all required safety training
