Residential Property Manager
Location: New York, NY (Onsite)
FLSA: Non-Exempt, Full-Time
Work Hours: Mon - Fri 9am - 5pm with overtime
Job Summary:
We are seeking a highly organized and proactive Residential Property Manager to oversee the day-to-day operations of approximately 200 residential units within Manhattan. This role requires a detail-oriented individual with excellent communication and problem-solving skills to ensure smooth property management and tenant satisfaction. You will be the primary point of contact for tenants and landlords, managing all aspects of property maintenance, leasing inquiries, and tenant relations.
Responsibilities:
Tenant Management:
* Serve as the main point of contact for tenants, primarily via email with occasional phone communication.
* Address tenant inquiries and resolve issues promptly and professionally.
* Coordinate and oversee tenant move-in and move-out processes.
Property Maintenance and Vendor Management:
* Arrange and coordinate necessary repairs and maintenance for the residential units.
* Liaise with external vendors (e.g., plumbers, electricians, contractors) to obtain quotes, schedule work, and ensure quality service.
* Conduct regular property inspections to identify maintenance needs and ensure properties are well-maintained.
Lease Administration:
* Manage the lease negotiation process, including preparing lease agreements and ensuring all necessary documentation is completed accurately.
* Monitor lease terms and ensure compliance.
* Handle lease renewals and related communications.
Landlord/ Investor Communication:
* Respond to inquiries from landlords and/ or investor regarding leasing activities, property performance, and market conditions.
* Provide regular updates and reports on leasing status, property maintenance, and tenant matters.
Administrative Tasks:
* Maintain accurate records of tenant interactions, maintenance requests, and financial transactions related to property management.
* Ensure compliance with all relevant housing laws and regulations.
* Prioritize tasks effectively and manage time efficiently to handle a portfolio of properties.
Qualifications:
* Strong communication skills, both written and verbal, and a professional and courteous demeanor.
* Excellent organizational skills and the ability to manage multiple tasks and prioritize effectively.
* Demonstrated ability to problem-solve and exercise sound judgment.
* Proficiency in using email and basic computer applications.
* Ability to work independently and as part of a team.
* A proactive and detail-oriented approach to work.
Requirements:
* Must be willing and able to obtain a New York State Real Estate Salesperson License within 9 months of the start date (following an initial 3-month period). The company may provide financial assistance for the licensing process, contingent on satisfactory progress.
Preferred (but not required):
* 1-2 years of experience in residential property management or a related field within the real estate industry.
* Familiarity with New York City real estate market.
* Japanese conversational skills is not required but a plus.

The base pay range above represents the low and high end of the base compensation range we reasonably expect to pay for this position. Actual base compensation will vary and may be above or below the range based on various factors including, but not limited to, geographic location, actual experience, and job performance.
