Facilities Property Manager

Oversees all aspects of the Boys Town residential properties - from operations and financial activities to managing strong relationships with tenants, administrative leadership, maintenance team, internal departments and vendors. Responsible for maintaining property conditions, vacancies, relocations, inspections, staging, tenant improvement projects, service contracts, financial and physical aspects of the properties.
MAJOR RESPONSIBILITIES & DUTIES:
  • Manages day-to-day facilities operations of all residential properties, ensuring properties are clean, well maintained and compliant with property management and safety standards.
  • Tracks and reports on occupancy and vacancies for residential properties.
  • Oversees property maintenance, repairs, and inspections.
  • Leads property improvements and facilities capital projects for all residential properties.
  • Handles tenant complaints, concerns, and conflict resolution.
  • Prepares financial reports and budgets, ensuring cost effective solutions and compliant procurement processes.
  • Coordinates with facilities maintenance/operations, internal departments, vendors, contractors, and service providers, ensuring timely and quality service.
  • Leads transition of Family Teachers in and out of Family Homes and Apartments.
  • Coordinates household moves, conducts physical inventory, submits work orders as needed for improvements on break-fix issues, schedules cleaning and staging household furniture/equipment to ensure the residences are ready for occupancy.
  • Reviews and updates property management standards on an annual basis, participating in Youth Care leadership sessions
  • Ensures properties comply with local, state, and federal regulations.
KNOWLEDGE, SKILLS, AND ABILITIES:
  • Knowledge of residential property management, housing laws/regulations, and building/construction codes.
  • Tenant relations and customer service skills.
  • Financial management and reporting skills.
  • Knowledge of maintenance procedures and scheduling.
  • Attention to detail and strong organizational skills, consistently assessing priorities, adjusting and communicating as necessary.
  • Knowledge of residential property management, housing laws/regulations, and building/construction codes.
REQUIRED QUALIFICATIONS:
  • Bachelor's degree in construction management, interior/architectural design or business field required.
  • Minimum of five years of experience in commercial real estate, property management, facilities or similar field required.
  • Minimum of one year management or supervisory experience in a service-oriented industry required.
  • Available to work after hours or weekend duty as needed required
  • On call with a rotating schedule required.
  • Possess a valid driver's license with a good driving record required.
  • Pass an annual Motor Vehicle Registration (MVR) check required.
PREFERRED QUALIFICATIONS:
  • Real estate or Property Management Certification preferred.
  • Experience with Property Management or Service Now work order software preferred.

PHYSICAL REQUIREMENTS, EQUIPMENT USAGE, WORK ENVIRONMENT:
  • Position usually requires little to moderate physical activity. Handling of average weight objects up to 15 pounds or standing and/or walking or at a keyboard, workstation, or desk.Work is generally in a normal office administrative environment involving minimal exposure to physical risks. Frequent tours and transition between properties. Travels between office and residential properties using personal and BT vehicles.
