Job Purpose
To administer real property interests for Electric and Gas rights of ways, substations, and other Company facilities in a reasonable and cost-effective manner, that meets both current and future needs of the business, while preserving the operational integrity of Company assets/interests.
Key Accountabilities
- Research, examine and interpret public records (deeds, plans and other rights-conveying documents) at Registries of Deeds, Registries of Probate, and other public information repositories relative to property ownership and title.
- Acquire, dispose and otherwise manage property and property rights in support of Company operations including the administration of leasing and licensing activities.
- Coordinate inquiries about property and property rights from both internal and external stakeholders, responding to third-party inquiries into the use of Company properties and rights-of-way.
- Protect, preserve and maximize the value of Company property and property rights, including the identification, prevention and removal of encroachments.
- Meet responsibility and accountability expectations working with other Company departments as set forth by the Project Management Playbook and/or other similar organizational procedures.
- Negotiate, and assist with the preparation and execution of documentation supporting real estate transactions of all degrees of complexity (example: Sale/Sale-out of land, Grant/Release of Easements, Granting of Licenses/Leases).
- In conjunction with others, perform various activities in support of both local and regional utility projects, including property assessments, risk analysis, property appraisal/valuation, and on occasion, property management.
- Provide real estate analysis/support in the siting of facilities, including the generation of abutter lists and stakeholder notification.
- Interact with customers, developers, engineers, public officials, attorneys, and others relating to property/project matters.
- Ability and interest in helping junior team members in coordinating project needs.
- Responsible for the management of both internal and external resources/issues (survey, appraisal, environmental) regarding the sale and purchase of real property.
- Represent company's right-of-way and/or project interests and objectives at municipal administrative hearings and public informational meetings, if necessary.
Qualifications
- Four (4) year Degree from accredited college preferably in Business/Real Estate/Paralegal Studies/Economics/Civil Engineering/Surveying, or an equivalent combination of education and experience.
- Four (4) to seven (7) years Utility Property and/or Property Rights experience.
- Completion of professional level courses in Real Estate Practice, Real Estate Law, Contracts, Title Examination, Negotiation, Appraisal, Environmental or related educational concentrations highly desirable.
- Understanding of engineering and survey plans, maps, and related design drawings, legal descriptions, and appraisal reports.
- General knowledge of permitting, licensing and environmental requirements.
- Computer experience including Microsoft Office and project management software.
- Understanding of GIS systems and their use in managing a portfolio of properties and asset interests.
- Ability to research, interpret and explain land and conveyancing records.
- General understanding of accounting, finance, marketing, and property law.
- Capacity to interact effectively with internal and external parties on property transactions.
- Must possess desire to provide excellent service to clients.
- Negotiation and conflict resolution proficiency.
- Strong verbal and written communication skills.
- Strong organizational skills including the ability to manage and coordinate multiple projects and other assignments at the same time.
- Possession of a valid driver's license, and an ability and willingness to use personal vehicle on company business.
Salary $106,000 - $125,000 a year Salary commensurate with location and experience This position has a career path which provides for advancement opportunities within and across bands as you develop and evolve in the position; gaining experience, expertise and acquiring and applying technical skills.
