Location: Haven Heights (2122 152nd Ave NE, Redmond, WA 98052) | Schedule: Monday-Friday, 8:00am-4:30pm

Status: Full-Time/Non-Exempt| Pay: $28.85/hour

In coordination and cooperation with the Maintenance Director, the Lead Maintenance Technician (LMT) is responsible for meeting Seattle Social Services' property and operational needs in the performance of assigned duties. The LMT also provides primary supervision and support to the Building Maintenance Technician (BMT), who is responsible for miscellaneous duties including maintenance and property upkeep functions of the program sites.

Duties & Responsibilities



  • Perform daily duties of maintenance as assigned by the Maintenance Director.
  • Accomplish all maintenance needs, including but not limited to bulb replacement & disposal, minor paint and drywall repair, light carpentry, and plumbing and electrical work with assistance as needed.
  • Manage the maintenance and service of washers, dryers, and other shared appliances.
  • Maintain inventory and coordinate with the supervisors for the purchase of equipment, tools, and supplies.
  • Manage and prioritize maintenance requests through the digital work order system.
  • Ensure timely completion of work orders, maintaining both physical and digital records.
  • Coordinate with the Maintenance Director on the scope of work for maintenance projects.
  • Assist in obtaining bids and coordinating with vendors for approved projects.
  • Lead small-to-medium maintenance projects, ensuring quality and budget adherence.
  • Perform regular building inspections to assess maintenance needs and coordinate repairs and/or maintenance if appropriate with supervisor(s).
  • Perform or oversee regular vehicle maintenance and cleaning.
  • Oversee landscaping, grounds maintenance, roof, gutter, and downspout upkeep.
  • Ensure that buildings adhere to all safety codes, such as making sure that all exists and stairwells are clear, fire extinguishers are functional, inspection logs are maintained, etc.
  • Coordinate snow and ice removal, including snowplowing of parking areas when necessary.
  • Respond to emergency situations that may arise by making independent decisions within policy guidelines, as necessary.
  • Institute safety procedures should a critical or threatening incident arise and provide timely and appropriate notification to police, fire, emergency medical technicians, and supervisory authorities.
  • Work cooperatively with other The Salvation Army (TSA) staff and programs.
  • Assist with the preparation of events held at program sites.
  • Operate all vehicles within safety and compliance protocols for TSA employees.
  • Perform all other duties as assigned.


Education & Experience



  • High school diploma or GED.
  • Minimum of 3 years of experience in skills relating to building maintenance, general repairs, or related tradesman experience.

      Health Insurance: Low bi-weekly premiums for employee-only coverage, Kaiser HMO for those residing in a Kaiser service area, Anthem EPO/PPO is available for those residing outside a Kaiser service area.       Life and Voluntary Options. An employer-paid life insurance policy covers employees. Voluntary supplemental life, short-term and long-term disability plans are available.

      Retirement Plans: Employer-funded Money Purchase Pension Plan (Defined Contribution Plan) 50% vested at five years eligible service time. Plus, an employee-funded voluntary 403(b) option.

      Parental Leave: The benefit is 40 hours of Paid Leave for qualifying events.

      Sick Leave: 12 days of Sick Leave annually accruing from day one, eligible for use after three months' service time.

      Paid Vacation:



      • Two weeks annually, accruing from day one, for non-exempt positions.
      • Four weeks annually, accruing from day one, for exempt positions.
      • Accrued vacation is eligible for use after six months' service time.


      Paid Holidays: 13 designated holidays + 1 floating holiday per year
