The HVAC Mechanic III troubleshoots and provides repairs and preventative maintenance commercial HVAC units and related equipment. Responds to off-campus work requests and provides support to other skilled trades.
Job Description Typical duties include but are not limited to:
- Installs, operates, repairs, refurbishes, and provides preventative maintenance on commercial HVAC units and related equipment.
- Troubleshoots malfunctions on commercial HVAC units and related equipment.
- Repairs or replaces compressors, condensers, valves, piping, thermostats, motors, belts, and other parts.
- Balances HVAC systems and recharge and recover refrigerants.
- Assists with repairs and preventative maintenance on HVAC equipment including chiller plants, energy management systems, building controls, and related equipment.
- Uses a university supplied vehicle to respond to off campus work requests.
- Maintains records and logs of all equipment history and plant operations as required.
- Responsible for the repair and maintenance of in-room residential refrigerators and ice makers.
- Provides support to other trades such as plumbing, carpentry, painting, general maintenance to ensure timely and efficient repair of buildings and/or equipment.
- Complies with applicable environmental, health and safety laws and regulations, university policy and accepted safe work practices.
- Cleans and maintains work areas and personal equipment.
- Responds to emergency and after-hours equipment failures to ensure continuation of service and operations.
Other Duties:
- Other job-related duties as assigned.
- Serve on on-call rotation.
Additional Job Description Required Qualifications:
- This position requires a high school diploma and four years of full-time experience directly related to the job functions.
- Completion of NCCER Core, HVAC Level One.
- Environmental Protection Agency (EPA) Refrigerant Recovery Type 2 certification.
- Full-time experience operating and maintaining commercial HVAC units and related equipment.
- Completion of appropriate vocational/technical training.
- Valid driver's license.
Preferred Qualifications:
- Four years full-time experience operating and maintaining commercial HVAC units and related equipment in large apartment or residence hall setting.
Knowledge, Skills & Abilities:
- Advanced knowledge of residential HVAC units and related equipment.
- Knowledge of HVAC chiller plant equipment and operations.
- General knowledge of building maintenance trades such as carpentry, plumbing, electrical, and mechanical systems.
- Knowledge of applicable safety and OSHA requirements.
- Knowledge and proficiency with Microsoft Office applications.
- Advanced skill in troubleshooting HVAC units and equipment.
- Skill in identifying complex problems and reviewing related information to develop and evaluate options and implement solutions.
- Ability to interact in a professional manner with staff, faculty, students, and the community in a service-oriented environment.
- Ability to set priorities and complete assignments on time.
- Ability to work evenings, nights and weekends as necessary.
- Ability to perform duties with minimal supervision.
- Ability to accurately prepare and maintain records, logs, and files.
