Under the supervision of the Director of Facilities uses skills and formal training in a certain trade (e.g. carpentry, electrical, plumbing, etc.) to perform assigned facilities tasks including standard building maintenance up to and including repair, restoration, and replacement of CHL facilities.I. Major Responsibilities: 1. Perform carpentry services to include building repairs and renovations, such as constructing walls, plastering, cutting openings in walls, hanging doors, replacing windows, replacing locks, installing floor coverings, repairing exterior siding and repairing roofing. 2. Perform basic plumbing duties such as the repair and replacement of plumbing fixtures. 3. Perform basic electrical duties to repair and replace electrical items, such as lighting fixtures, switches, receptacles, bulbs and lamps. 4. Performs facility and facility system inspections as assigned to identify areas requiring maintenance and/or repair. 5. Provide preventative maintenance services as assigned. Perform general handyman tasks assigned to maintain buildings. 6. Provide maintenance and repair services for facilities, equipment, building systems, fixtures and furnishings as assigned. 7. Pickup, move and place; equipment, furniture, furnishing, supplies and files as assigned. 8. Prepare and paint facility surfaces, interior and exterior. 9. Provide landscaping services such as lawn mowing and snow removal. 10. Provide facility clean up services following damages from disasters such as fires and flooding. 11. Order and pickup and deliver; parts, supplies, tools, building materials and related items as assigned. 12. Completes special tasks that include painting, locksmith work, tenant services requests, special cleaning, and general maintenance as assigned. 13. Assists other facilities staff members in repair and maintenance of building equipment. Maintains a clean and safe work environment. 14. Complies with policies for the safe storage, usage and disposal of hazardous materials. 15. Maintains records for work completed in a neat and organized manner. Standard Staffing Level Responsibilities: 1. Complies with established departmental policies, procedures, and objectives. 2. Attends variety of meetings, conferences, seminars as required or directed. 3. Demonstrates use of Quality Improvement in daily operations. 4. Complies with all health and safety regulations and requirements. 5. Respects diverse views and approaches, demonstrates Standards of Respect, and contributes to creating and maintaining an environment of professionalism, tolerance, civility and acceptance toward all employees, patients, and visitors. 6. Maintains, regular, reliable, and predictable attendance. 7. Performs other similar and related duties as required or directed. All responsibilities are essential job functions. II. Position Qualifications: License/Certification/Education: Required: 1. High school diploma/GED/HiSet. 2. A valid, unencumbered driver's license. Preferred: 1. Trade school diploma. Experience/Skills: Required: 1. Ability to use standard hand tools such as a hammer, screwdriver, handsaw, wrench and pliers. 2. Ability to use standard hand power tools such as hand drill, saber saw, reciprocating saw. 3. Ability to use landscaping equipment such as lawn mowers and snow blowers. 4. Ability to carry set up and climb a 40 foot ladder. 5. Ability to maintain a cooperative working relationship and demonstrate sensitivity to, and respect for a diverse population. 6. Thorough knowledge of methods, materials, tools, and equipment used in trades in both residential and commercial/industrial settings; applicable building and safety code requirements; methods and practices followed in the maintenance of tools, machinery, and equipment. 7. A set of skills and experience in a certain trade setting with a proven track record of projects beyond technical education. Preferred: N/A Unless certification, licensure or registration is required, an equivalent combination of education and experience which provides proficiency in the areas of responsibility listed in this description may be substituted for the above requirements. Department-specific competencies and their measurements will be developed and maintained in the individual departments. The competencies will be maintained and attached to the departmental job description. Responsible managers will review competencies with position incumbents. III. Physical Demands and Environmental Conditions: 1. Perform physical activities such as, but not limited to, lifting equipment (up to 50 lbs. unassisted), bending, standing, climbing, or walking. 2. Be able to safely use manual tools and power equipment common in the construction trades. 3. Be able to handle hazardous materials safely and tolerate exposure to electrical hazards as well as environmental hazards such as molds and various solvents.
