How You'll Contribute to the Team:

The Regional Vice President, Property Operations provides leadership and oversight for multiple, geographically dispersed military housing installations. This hands-on role is accountable for strengthening operational outcomes, delivering value to our partners, enhancing the customer experience, developing employees, and increasing efficiencies across all processes. The RVP is further accountable for fiscal oversight including income maximization and expense control, preparation and execution of marketing plans, budgets, and monthly financial analyses, and ensuring strategic goals are achieved for the assigned installations.

Primary Responsibilities Include:



  • Support the development of business strategies and company initiatives, including all milestones, measurements, budgets, and deliverables that align with company direction and vision.
  • Thoroughly understand the vision, contractual agreements and roles and responsibilities of each partnership. Be accountable for project performance and delivery of expected incentive fees.
  • Proactively review assigned installations' financial performance in order to identify challenges and opportunities to improve overall financial health; develop best practices and strategies to increase net operating income and long-term sustainability. Develop annual budgets and quarterly forecasts for assigned installations. Hold ODs accountable for effective vendor management.
  • Actively foster and maintain communication with SVP and Asset Management to ensure effective planning, reporting, and alignment on goals and deliverables.
  • Develop and maintain strategic relationships with key local partners, government, business and community stakeholders.
  • Visit each assigned installation to provide leadership and support to ODs and local teams and to maintain awareness of the challenges and opportunities at each installation.
  • Partner with Asset Management to execute corrective action plans developed to address any pain points, inefficiencies, or unmet business needs of the projects.
  • Contribute to the development of annual growth objectives and resource planning; ensure consistency across assigned installations through effective communications plans.
  • Support regional occupancy levels through the research and development of strategic plans that exhibit actionable understanding of the competitive shadow markets and implementation of marketing strategies.
  • Support the maintenance of regional physical assets through the research and development of strategic plans that ensure appropriate level of repairs and preventative maintenance. Work closely with RVP of Facilities to support initiatives and collaborate for best practices.
  • Partner with cross functional colleagues on strategy development of facility and capital projects and ground lease changes.
  • Lead cross functional efforts in emergency or crisis response.
  • Support the SVP, Property Operations facilitate enterprise risk identification and risk assessment.
  • Serve as interim Operations Director for an installation within the portfolio as needed.
  • Plan and lead annual offsite meetings with managers.
  • Collaborate with local leadership to identify high potential talent and leadership and development needs and work with Human Resources to address.
  • Lead the recruitment, hiring, onboarding, and retention of diverse talent who enhance company culture; create accountability and ownership among team members through communication of clear expectations, supervision, and provision of timely performance feedback. Take managerial responsibility for Operations Directors at assigned installations and for employee engagement results.
  • Lead with the highest standards of property management professionalism; shepherd the training and development of all team members through motivating and mentoring on company culture and business goals.
  • Other duties as assigned.


Role Specific Requirements Include:



  • Bachelor's degree in real estate related field is required or relative industry credentialing.
  • 10+ years' experience managing a multi-site conventional, affordable, or military property management portfolio; must have experience at a regional vice president level or higher.
  • Demonstrable business sophistication and financial aptitude necessary to lead installation-level operational functions while simultaneously developing long-term strategy.
  • Analytical mindset with the ability to analyze and interpret data to make informed, data-driven decisions.
  • Ability to identify potential risks quickly, develop solutions, and execute resolution.
  • Proven history of building strategic relationships that are aligned on operational goals and focused on creating customer value.
  • Proven success leading by example to empower and develop team members and ensure accountability at all levels.
  • Ability to identify and develop high potential talent and build and nurture strong teams across a diverse portfolio.
  • Demonstrated ability to motivate and connect with diverse teams, including the ability to deploy change management initiatives and effectively resolve complex business and personnel matters.
  • Computer proficiency and working knowledge of operational software (Entrata, Real Page), excel and business intelligence platforms.
  • Ability to travel up to 75% of the time.

Exceptional Benefits for Exceptional Team Members

The salary range for this position is estimated to be $195,000 to $210,000 per year, depending on experience, skills, qualifications, and work location. This position is eligible for a discretionary target incentive of up to 20% of the base salary
