Job Description:

Ryan Companies US, Inc. has an exceptional career opportunity for a Region President in our Southeast Region. Our primary focus in this region is in the Georgia and Florida markets, with a secondary focus on Tennessee, North Carolina, South Carolina, Alabama, and Mississippi. The company has offices in Atlanta, GA, and Tampa, FL.

This key leader provides strategic, sales, and operational leadership, partnering with peers within other regions and Ryan's strategic sector leaders to establish and achieve the region's short- and long-range strategies and goals.

Scope:

  • This role is pivotal in driving business development, strategy, development deal sponsorship, operational leadership, administration, and cultural stewardship, as well as the continued growth of construction, development, and investment profits for the region. This position will partner with sector executives to implement sector strategies within the Southeast Region. The strategic sectors for the Southeast Region will include healthcare, multifamily, speculative industrial, build-to-suit, data centers. In addition, the region will pursue select opportunistic categories.

  • The Southeast Region is expected to achieve annual net profit of $15M in 2025 with of 15-20% for the next five years.

  • We are seeking a highly motivated individual with 15+ years of relevant experience leading business deals and overall business strategy in a medium-to large organization. Additional specific experience in the following functions is preferred: real estate development, construction/design/planning, investment sales, brokerage services, or overseeing these functions for a large organization.

  • Successful candidates will be recognized as leaders in real estate with a track record of establishing new relationships, driving business, and maintaining positive customer relationships. They will have proven financial skills and knowledge of project costs and feasibility, as well as strong interpersonal communication and leadership skills. Candidates must be willing to travel.

Working Relationships:

  • Reports to President, Southern Division. Partners with other Regional Presidents, Sector Leaders, and Specialty Leaders (A+E, REM/RBS, Shared Services) to procure new business relationships, enhance existing relationships, and to successfully operate the business.

People Leadership:

  • Act as cultural leader internally and externally, reflecting Ryan's mission and values, and serving as a role model in general. Provide executive leadership and oversight in this regard. Participate in RGB weeks.

  • Supports employee recruitment and retention within the region, including mentoring, career development and a commitment to an inclusive workplace.

  • Serves as the cultural champion and leader within the region, collaborating with sector leadership to ensure a "One Ryan" culture exists within the region as well as with sector partners and shared services.

  • Oversees the preparation and delivery of periodic updates at all-employee region business review meetings.

  • Works with sector leaders to assure that we are appropriately acting on personnel or performance issues.

  • In collaboration with divisional and sector leaders, determine development team staffing plan and structures for your region. Collaborate with Human Resources on compensation and incentives for development team members, securing signoffs from the National President, CFO, and Division Presidents as needed.

  • Actively coordinate and align with Peer sector leaders to ensure that Ryan is operating in a similar and consistent fashion across the country and that deviations are strategic, well understood, communicated, and coordinated.

Executive Leadership:

  • Recommends to the Management Team the short-term and long-term strategies for the region including annual revenue and profitability goals. Collaborates with and supports sector leaders to set the short and long-term sector strategies within the region.

  • Maximizes the utilization of Ryan Companies integrated architecture, engineering and construction, and property management services.

  • Provides executive oversight for the creation and execution of the region's annual business plan.

  • Serves as a senior executive and facilitator for decisions within the region. This includes all project teams delivering services to clients within the region's geography, collaborating with sector leadership in making final decisions where necessary on people resource allocations, team structures, roles/responsibilities, and team leadership.

  • Maintains a high level of executive presence and visibility in the community on behalf of Ryan, joining the appropriate boards and being active in the optimal organizations to further our business growth and community engagement. Determines financial support and engagement with appropriate non-profits.

  • Promotes meaningful collaboration between regional, sector and service leaders to ensure effectiveness of Ryan's matrix organization.

  • Collaborates with sector and market leader peers in providing decision-making direction and input to Ryan's management team on a wide range of business strategies and operational topics. This includes active participation in the Sector Leader / Regional Leader discussions and planning sessions.

  • Collaborates with and supports sector leaders to maintain ongoing client relationships at the executive level (especially for those that reside in their regional geography) and manages communication with our current and prospective opportunistic clients. Collaborates in a similar way with the Chief Investment Officer to maintain ongoing capital relationships.

  • In collaboration with the sector\ leadership, serve as a key spokesperson for all project pursuit and project deal approval meetings within your region.

  • Actively engages as a member of Ryan's senior leadership team (SLT), evaluating and assisting with strategic and operational initiatives.

Business Development:

  • Grows and maintains relationships with existing Ryan clients. Strategically identifies and pursues third-party and opportunistic clients and leads project pursuits, including responses to proposals and RFP's and sales presentations for all sourced projects.

  • Directly engaged with the execution of the development process for all sourced deals, including land control / acquisition, design development, entitlements, deal underwriting, lease negotiation, JV agreements, project financing / closing and asset sales.

  • Supports sector leadership teams to identify and pursue sector specific development, A&E, construction, and REM opportunities.

  • Identifies and develops key prospect/client relationships for building a sustainable business within the region and maintains excellent executive relationships with key client and prospects within the region, including those region-based clients who may have national requirements Ryan can fulfill.

  • Leverages marketing and other internal resources to create and implement Key Account relationship plans and Prospecting/Networking Plans with a focus on Customer Centricity.

  • Collaborates with sector, marketing, and public relations plans within the region to raise awareness of Ryan's overall brand and our full range of services across the broader regional geography.

  • Oversees Ryan's strong presence in the region by maintaining relationships with brokers, vendors, subcontractors, municipalities, community organizations, and industry organizations within the region.

  • Maintains an in-depth understanding of the real estate and construction industry dynamics within the region, including primary competitors, A&E firms, brokerage firms, consultants, CRE attorneys, market data, demographics, and market trends.

  • In partnership with sector leaders, oversee all land position contracts and arrangements ensuring the terms are appropriate, and that sufficient and strong land positions are controlled while minimizing cash outlay.

Requirements:

  • Recognized as a leader and proven rainmaker in the commercial real estate industry. Advanced knowledge and proven ability to sell, develop, and manage design and construction of multiple product specialties.

  • Proven track record at establishing new executive relationships (sales and marketing) and maintaining positive client relationships.

  • Proven track record of developing and maintaining culture while achieving business objectives of a successful and profitable team.

  • Proven financial skills, knowledge of project costs and feasibility, as well as team financial status tracking and executive level reporting.

  • Interpersonal communication skills, including the ability to effectively collaborate in a matrix organization.

  • Bachelor's degree in real estate development, construction management, architecture, engineering, real estate management, or related field. Advanced degree preferred.

  • 10+ years proven leadership experience in real estate, preferably within the development and/or construction industry with matrixed responsibilities leading business deals and overall business strategy. Experience with managing business unit P&L, project entitlements, agreements / contracts, project proforma's and ownership / financing deal structures is a plus.
