Our Senior Leasing Director will manage lease transactions while fostering client relationships and business growth. You will work independently or as part of a team; and will occasionally supervise or manage the workload of Senior Asset Managers and Analysts. You will also work on and will be asked to direct special projects/assignments as needed. Our Senior Leasing Director will manage and work with professionals across a wide variety of disciplines and business units. This is a high-volume client-facing environment. Expectations are as follows. Responsibilities Execute the tasks necessary to accomplish leasing goals, including, but not limited to, canvassing, setting up meetings, preparing and negotiating proposals, preparing marketing materials, obtaining market comparables, joining tours for key assignments/opportunities, arranging market overviews and related presentations, and other follow-up tasks as necessary.
1. Build and maintain strategic relationships with existing and prospective Client tenants and/or the designated tenant representatives for key tenants. 2. Maintain solid understanding of competitive properties, market knowledge and critical market dynamics. 3. Participate in the creation of leasing budgets and leasing assumptions to ensure timely completion of deals creating long-term value for the portfolio. 4. Prepare monthly leasing reports and warehouse/distribution/manufacturing hit lists. 5. As directed by Client Asset Managers, oversee tenant negotiations for specific spaces from the Letter of Intent process through to lease execution working closely with the legal team on all lease negotiations. 6. Regularly interact and build relationships with the brokerage community and effectively articulate features, attributes, benefits and availabilities of the Client platform generally and at the various properties. This includes, but is not limited to, leading Client road shows both in person and virtually. 7. Facilitate research presentations and distribute relevant research (including proprietary research not normally provided to non-national, non-strategic clients of JLL) to Client. 8. Independently manage and execute complex, large, and mid-size transactions with a high level of proficiency and knowledge 9. Assume key transaction responsibilities for a national strategic client 10. Provide advice on client transactions 11. Attend regular client meetings and conference calls 12. Improve client transaction management processes 13. Manage transaction reporting to the clients 14. Review lease documents, lease summaries and abstracts, and other materials as part of the due diligence process 15. Be responsible for providing leadership and guidance to both internal and external transaction teams during the entire transaction process 16. Work with Client Marketing and Communications on internal and external Industrial announcements, including but not limited to press releases, development milestones, social media posts, etc. 17. Perform other duties and responsibilities, as required. Qualifications 1. 5-10 years of experience as an industrial real estate leasing and asset management professional 2. Bachelor's degree in Business, Marketing, Finance or Communications or similar field required, or equivalent combination of education and work experience 3. Proven ability to develop and maintain relationships with clients, industrial users and brokers across a broad spectrum of categories 4. Must be a team player with an excellent work ethic and demonstrated ability to work independently and in a team environment 5. Excellent verbal and written communication skills with the demonstrated ability to present effectively one-on-one and in groups 6. Proven ability to manage and communicate effectively with all levels of employees, customers and stakeholders 7. Proven ability to use judgment and discretion to make the appropriate decision regarding marketing and leasing 8. General knowledge of industrial real estate and experience with short- and long-term marketing, leasing and asset management 9. Ability to understand the current and future impact of all negotiated decisions 10. Must have strong selling skills and effective negotiating and closing skills that support the Client's and JLL's business philosophies 11. Ability to multitask with strong problem solving, organizational and project management skills Estimated total compensation for this position: 185,000.00 - 275,000.00 USD per year The total compensation range is an estimate and not guaranteed.
