Description
GENERAL FUNCTION: Join our dynamic YMCA Association as a Lead Maintenance Specialist and become the driving force behind the upkeep and enhancement of our facility and grounds. As the leader of our maintenance and custodial staff, you will spearhead the daily operations to ensure our YMCA remains in top-notch condition. Your role will be hands-on, allowing you to directly contribute to the overall maintenance and custodial needs of the facility. From implementing preventive maintenance directives to adhering to budgets, you'll have the opportunity to make a meaningful impact on the functionality and aesthetics of the YMCA. ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Provides direct service of facility maintenance and preventative maintenance plans which includes all custodial and maintenance needs of the building.
- First point of contact for emergencies related to building systems.
- In collaboration with the Association Director of Building & Grounds, work with YMCA preferred contractors and vendors to ensure proper operation of all mechanical systems, pool equipment and water, heating and cooling systems, filtration systems, electrical systems, plumbing systems, exercise equipment, and other related building systems.
- Completes repair work and projects in a timely manner. Oversees all contractors that work in the facility and grounds.
- Follows established systems to accurately record and track equipment warranties, age of equipment, replacement parts and repairs.
- In collaboration with the Association Director of Building & Grounds, ensure adequate supplies and equipment are available as needed. Maintain inventory for heavy wear items.
- Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state, and federal regulations related to facilities and grounds. Mitigate compliances in coordination with the Association Director of Facilities.
- Monitors budgets that support the preventative and annual maintenance plans and monitors expenditures against budget.
- Trains, develops, schedules, and directs assigned maintenance and custodial staff and volunteers. Reviews and evaluates performance.
- Work collaboratively with the Association Director of Facilities and the Branch Executive Director to ensure maintenance issues and projects are complete as requested.
- Effectively communicate and update Association Director of Building & Grounds and Branch Executive Director on issues as they arise.
- Ensure work orders are complete each day.
- Ensures that the safety of policies and practices are consistently followed.
Qualifications
EDUCATION AND EXPERIENCE:
- Technical/Trade School associate degree or bachelor's degree in related field preferred OR equivalent combination of education and experience in related fields of general maintenance.
- Working knowledge of mechanical, HVAC, electrical and plumbing systems, carpentry, and other maintenance-related areas.
- Supervisory experience preferred.
- Requires the ability to effectively communicate both verbally and in written form, familiarity with computers and spreadsheets helpful, uphold positive and professional communication with members, supervisors, volunteers, and co-workers, maintain confidentiality and provide accurate information in all communications.
- Must successfully obtain the following YMCA Certifications: CPR, First Aid and AED certifications required within 30 days of employment and Certified Pool Operator (CPO) certification required within 90 days of employment.
- Current license and ability to drive to various locations during the course of a workday. Must have a driving record that meets YMCA insurance standards.
PHYSICAL DEMANDS While performing the duties of this job, the employee is often required to: climb, bend, stoop, kneel, twist, reach with hands, sit, stand for an extended period of time. Work involves climbing ladders, walking, shoveling and plowing snow, lifting and/or moving up to 50 pounds. Must have finger dexterity, grasp, the ability to perform repetitive motions, talk, hear and have visual acuity. Must interpret written instructions and directions. The work is performed both indoors and out and may require travel to various locations. While performing the duties of this job the employee is exposed to weather conditions prevalent at the time.
