A Brief Overview
Reporting to a Maintenance Director, the Warehouse Manager is responsible for the overall performance of the warehouse, including customer service, warehouse operations, safety, security and regulatory compliance. The manager directly supervises and leads a team of Warehouse Technicians in the daily warehousing operations of residential communities, providing support to all Residential Management departments. This role is responsible for, but is not limited to directing and overseeing the receipt, coordination and safety of goods that are inventoried and distributed throughout the organization. The position monitors regulatory compliance and company policies and procedures related to community management and ensures that all Warehouse associates are familiar with and understand them.

What you will do



  • Directs the operation of warehouse and office staff to achieve productivity objectives. Provides recommendations regarding opportunities to improve operational performance.
  • Directs supervision of Warehouse Technicians on a day-to-day basis. This includes, recruiting, hiring, training, development and appropriately managing associate performance. Recommends pay changes and status changes. Practices fair and professional conduct with associates in accordance with company policies and procedures.
  • Responsible for stock control, assuring that orders are processed accurately and expediently by associate. This includes meeting quality objectives while operating within the allocated budget and meeting delivery deadlines.
  • Maintains inventory of maintenance parts, appliances, residential remodels, furniture, property tools, equipment, and custodial supplies.
  • Prepares purchase orders in accordance within established purchasing policies and procedures and may also assist in coding invoices for payment.
  • Implements approved budget on a day-to-day basis and is held accountable for operating a property within budget guidelines. Solicits bids, negotiates with vendors for goods and services, holds vendors accountable for billing accuracy and adherence to company policies and procedures.
  • Leads Warehouse Technicians with Buying/Planning functions to ensure timely delivery of materials to support optimal scheduling and procurement.
  • Performs all functions to ensure the preservation of the property and its value.
  • Communicates with residents regarding questions, concerns, service requests, and inspections. Takes steps to resolve issues or refers them to appropriate associates.
  • Responds to all residents in a courteous and prompt manner, prepares correspondence to residents and maintains accurate conversation records.
  • Supports and ensures timely input, proper use and full utilization of on-site PC-based community management software system. This includes providing training to new associates and current staff.
  • Maintains current knowledge of and ensures compliance with all applicable state and local laws, particularly all applicable OSHA regulations and fair housing laws. Ensures that all supervised associates are familiar with and understand them.
  • Maintains current knowledge of building(s) fire and emergency systems and location of shut off procedures for gas, electric and water. Must ensure the health, safety and cleanliness of the work environment and oversee the weekly inspection of all vehicles and machinery. Ensures the safekeeping of vehicle(s) and coordinates timely registration with the department Fleet Administrator.
  • Monitors and reports on compliance for topics that include policies, budgets, and key performance indicators.
  • Informs supervisor of safety issues; reports any workplace injury or incident immediately.
  • Represents the community in a professional manner at all times.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.


Qualifications



  • High School Diploma or GED Required and
  • Bachelor's Degree B.S. or B.A. degree and/or industrial management or related field Preferred
  • 4-6 years 4 plus years of management experience overseeing functions of distribution and manufacturing within a Warehouse Environment. Required and
  • Two to three years previous experience working and managing employees in a fast-paced working environment. Required
  • Skilled in employee training and development, delegating work, scheduling and tracking.
  • Be able to work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
  • Strong communication and interpersonal skills.
  • Careful attention to detail and ability to multi-task.
  • Requires a self-motivated, team player who has the ability to prioritize and demonstrates strong multi-tasking skills in a fast-moving environment.
  • Must have the ability to demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.
  • Computer knowledge in Microsoft Suite and Yardi (preferred).
  • Ability to obtain necessary certifications (OSHA & HVAC EPA). Required
  • DL NUMBER - Driver's License, Valid and in State Required


Compensation
We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $62,400 - $73,000, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors - we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We consider internal and external factors as a part of every final offer. We also offer a generous total compensation and benefits package.
